Under the direction of the Maintenance Director this position implements and maintains effective, efficient systems to maintain the facility's physical plant, responds to staff and resident maintenance needs and assumes accountability for maintaining a clean, safe and attractive environment.

Experience with facility maintenance required. Experience with HVAC, plumbing, electrical or construction highly desired.

Must be able to speak, read and understand English. Must be able to communicate in writing as well as verbally and possess computer skills sufficient to create, update and edit simple spreadsheets and word processing documents and be able to compose and send email and use basic task management programs. Knowledge of Microsoft Excel, Word and Outlook preferred.

Able to lift 50 pounds regularly. Finger, hand dexterity, visual and aural acuity required. Position requires sitting, standing, stooping, walking, bending, pushing, pulling, stretching, lifting, grasping, and reaching.

Follow up on work orders, tasks outlined in the Preventative Maintenance plan and minor requests without prompting.

Perform other duties as directed by supervisor.

Ensure all work follows facility safety policies and procedures.

Follow all safety rules, policies and procedures, including building security procedures.

Know and follow facility emergency/disaster response and evacuation procedures.

Respond promptly and appropriately to safety risks and take appropriate action to label or restrict access and remove safety risks.

Attend monthly safety talks, use assigned safety equipment and PPE and encourage coworkers to work safely.

Report observed accidents, injuries or near misses and ensure potentially unsafe conditions are corrected, either by yourself or by a qualified person.

Treat residents, guests and coworkers with courtesy and genuine care.

Resolve differences in a manner that strengthens the team

Accept responsibility for own behavior and not shift blame to others

Be flexible and open to working in a changing environment

Recognize the contributions of co-workers

Perform duties in pleasant, friendly manner

Greet residents and guests by name

Notify supervisor and upper management of resident or family member concerns, complaints or requests for information

Follow work rules and policies and procedures outlined in Employee Handbook

Complete assigned Silverchair in-service training timely

Report to work on time and as scheduled

Ensure confidentiality, which includes maintaining a workplace free of gossip and rumors

Protect resident rights, report any suspected violations immediately to Management

Ensure assigned preventative maintenance is completed thoroughly and on-schedule.

Notify supervisor and upper management of unexpected maintenance needs and initiate corrective actions as necessary.

Consistently use equipment and supply documentation to ensure proper operation, repair and maintenance.

Ensure work areas are adequately marked or restricted to ensure the safety of residents, staff and guests.

Complete assigned work orders as directed, notify supervisor of unexpected or unavoidable delays and take initiative to propose alternative measures to get the job done.

Work cooperatively with outside vendors and contractors to ensure contracted maintenance is preformed to Kingston standards and on time and on budget.

Conduct waste disposal in accordance with policies and procedures.

Assist in the departmental training and orientation of peer staff.

When required, be available for emergency contact and respond promptly to facility. Required Skills

Working knowledge of all aspects of Plumbing, HVAC Troubleshooting and repairs, Painting, Drywall repairs and Textures, Telephone Systems, Appliance Repair, Vehicle Maintenance and Minor Repairs. Safety and Material Safety Data Sheets.(MSDS). Required Experience 2 Years working experience in facilities maintenance.
