To work with the maintenance and custodial staff on a daily basis to present a clean, safe, healthy environment for all College facilities. To accomplish custodial and maintenance requirements of the college. To perform minor maintenance, periodic scheduled maintenance, or to subcontract work to maintain the physical plant as needed.

POSITION QUALIFICATIONS
Required Education: 2 years' college coursework

Part-time/Full-time: Full-time

Required Work Experience: 5 years progressively responsible maintenance experience; Supervisory experience; Experience with computer maintenance and building management systems; Ability to manage HVAC and other systems software management programs; Ability to perform minor repairs and maintenance on all systems of facilities.

Preferred Qualifications: Bachelor's degree; Experience in a college or university setting; Custodial experience.

Proposed Salary: $45,000-$48,000.This information can be changed for posting purposes, ie. Salary to Commensurate with Qualifications.

Duties
Maintain and direct a competent Maintenance department; Manage and operate the "building management" computer HVAC programs;
Manage and operate the facilities security and lighting management systems;
Monitor and maintain facilities systems and equipment;
Purchase and maintain tools, equipment and supplies for the maintenance department;
Perform or subcontract repairs and maintenance as needed in order to make the best use of Kendall personnel and equipment;
Perform "planned maintenance" program functions per monthly calendar;
Organize "planned maintenance" program and keep records of all maintenance and inspections;
Manage and direct all incoming maintenance and repair requests from faculty and staff;
Maintain program for the efficient use of personnel or subcontractors;
Perform minor drywall, paint, electrical, HVAC and plumbing repairs, and other similar small projects;
Work with custodial team to best accomplish maintenance and custodial goals;
Assist facility security department when required;
Open and close facilities as necessary;
Work with Director of Facilities to secure quotes for subcontracted work;
Meet and plan with Director of Facilities and Lead Custodian to plan for the improvement of College facilities;
Supervise maintenance staff duties and performance;
Organize and meet with all inspectors to perform all required inspections and maintain records log of same.

Responsibilities:
Maintain a presentable, safe, comfortable and healthy facility with efficient and trouble free operations;
Assist with the development and implementation of planned maintenance program;
Perform or subcontract minor maintenance to assure adequate facility standards;
Assist the director of physical plant with maintenance aspects of the department budget.

Supervisory Responsibilities:
Supervise maintenance staff, student employees; and subcontractors.

Required Skills and Abilities:
Communicate effectively, both orally and written;
Required to work occasional overtime;
Required to respond to emergencies, alarms and other facility related episodes without prior notice and on 24 hour basis;
Ability to seek and implement methods for improving facilities operations;

Required Physical Abilities:
Required to work on ladders and wet floors;
Required to work in inclement conditions;
Required to be able to lift 50 pounds;
Required to move furniture, and equipment, deliver heavy boxes and mail, and perform other physically demanding assignments.
