Responsible for the effective coordination and management of facility operations & maintenance services in the Delaware locations. Oversee safety systems and facility programs. Act as project manager for space design and construction related issues, reviewing and implementing effective plans and actions in support of a safe, comfortable work environment. Collaborate with client/users to determine service expectations and direct activities accordingly. Act on behalf of Director, of Building Operations REWS by assisting in overseeing development and adherence to procedures/policies for services and functions in all Delaware locations.
1. Leadership Effectiveness
a. Provide leadership/guidance for Facility activities and projects.
b. Prioritize unit activities to create balance between overhead and customer service/satisfaction.
c. Create, foster and maintain team approach to problem solving.
2. Project Management/Construction
a. Manage the implementation of programs for in-house and outsource operation/ maintenance and architectural/engineering services of all building infrastructure related issues/ projects. Assure accurate documentation for maintaining records of all activities.
b. Review the monitoring of mechanical/electrical systems to ensure efficient/energy saving operation.
c. Evaluate equipment, procedures and products to ensure quality and efficiency.
d. Participate in the preparation, implementation and review of project and construction documents for the Facilities.
e. Prepare project justifications with recommendations, including bid documents, quotes, vendor selection/recommendation and payment approval.
f. Occasional travel and work supporting outside office renovation projects.
3. Facility Maintenance
a. Assist in development and assure compliance of established procedures for internal unit and department expansion/relocation projects and daily work requests.
b. Monitor and report on general housekeeping programs and procedures.
c. Liaison with landlord operations staff for daily maintenance needs.

b. Assist in the creation and maintaining of facility operating expense and capital budgets.
c. Maintain internal procedures for order and inventory of materials and supplies. Assure accurate documentation for maintaining records of said activity.
5. User Relations
a. Coordinate procedures for monitoring user satisfaction.
b. Initiate/recommend changes as needed.
4-5 years total progressive building operations and facility management experience for Class A & B office and light industrial facilities
Professional level of knowledge in one of the specific field(s) of study: Engineering (Mechanical, Electrical), Architecture/Space Planning, Project Management Facility Management.
CAD blueprint and specification interpretation
