The Branch Quality Control (QC) Coordinator works with Loan Officers and Branch Operations Manager to ensure that loan applications are completed in an accurate and timely manner and meet all HomeStreet and regulatory requirements. Support Loan Officers in the administrative and regulatory aspects of originating permanent single family (1-4) FHA, VA, One-Step, and conventional mortgages by preparing required disclosures for customers in a timely fashion. Demonstrate superior partnership and excellent customer service


Review daily reports for the assigned Loan Officers ensuring all disclosures are issued within all regulatory required time frames
  • Run daily application reports and review to ensure files with property have been turned in for disclosures within 3 days of application
  • Run daily lock reports to ensure the loan has been submitted for re-disclosures within 3 days of the lock date to be in compliance with RESPA
  • Review 20 day application report and review loans for compliance with ECOA requirements
  • Review credit report scores and fast track to decline those loans that fall below pre-determined threshold
  • Prepare and send disclosures to borrower for all HomeStreet loan program needs

Assemble loan files for assigned Loan Officers according to HomeStreet and regulatory requirements

Ensure all documents including document flow sheet, application , disclosures and other specified documents are included in the loan file

Conduct file review for completeness and accuracy
  • Verify that the appropriate loan program is indicated in the documents and that pricing matches the lock sheet
  • Prepare and send lock agreement and disclosure package
  • Balance loan fees and adjust for borrower/seller/lender paid fees. Ensure that hard copy file information matches information in Loan Quest system
  • Reviews 1003 for completeness ensuring all signatures are obtained. Review file for missing documents or information and include note to file. Return incomplete loan applications to Branch Manager or designee, notify Loan Officer of discrepancy
Perform order out set-up activities in support of loans
  • Request pricing quotes for title and escrow; eventually ordering title, escrow and appraisal
  • Prepare, review, print, and distribute required loan disclosures
  • Stack and insert separators per HomeStreet's designated stacking order

Manage and monitor ECOA compliance and send notification to borrowers for all applications (property and pre-approvals) when BQC/LO is still in possession of the loan file. Have LO/LOA complete cancel/deny form for the file and submit to Single Family compliance on declined, cancelled, withdrawn and incomplete loans

Other duties as assigned by management


High school diploma or equivalent is required

College degree or minimum of three (3) years applicable experience

Single Family loan product knowledge preferred

Computer knowledge and experience.

Excellent communication and customer service skills, whether over the phone, in person, or in writing

Disclosure compliance experience and knowledge

Must have a strong attention to detail and accuracy

Ability to work in a faced paced environment and manage to tight timelines

Excellent organization skills including the ability to work independently, set priorities and handle multiple tasks

Must work ethically and practice sound fiduciary responsibility at all times. Must exercise excellent judgment, accept responsibility and handle confidential information

Excellent problem solving and research skills

Able to work as part of a team and with people of diverse backgrounds
