Create pro forma projections for new business opportunities. This function requires a general understanding of hotel operating metrics (ADR, Occ and RevPAR) and a basic knowledge of the profit and loss statement (Revenues, Expenses, GOP, NOI).
Generate return analyses for potential investments (acquisitions, joint ventures, mezzanine loans, guarantees, key money, etcetera). This function requires a basic understanding of financial principles (time value of money, risk adjusted discount rates) and a working knowledge of key metrics (IRR, NPV).
Conduct market research to support key assumptions. This function requires the analysis of historical and competitive market data, the assessment of room supply and demand generators, and the consideration of comparable transactions in the marketplace.
Analyze performance of all major transactions and explain significant variances to underwriting.
Support due diligence process for all transactions (acquisitions and dispositions).
Complete special projects and ad hoc analyses for various departments.
Knowledge & Skills
Bachelor’s degree in hospitality management, finance, accounting or real estate required.
0 – 2 years of experience in hospitality consulting, investment analysis, feasibility, valuation, development, asset management or similar function.
Hotel operational experience preferred, but not required.
Skills & Abilities
Knowledge of the lodging and/or real estate industries.
Solid proficiency in Microsoft Excel, Word and Power Point. Specifically, exceptional knowledge of financial modeling.
Strong analytical thought process.
Deductive reasoning skills.
Excellent communication skills, both written and verbal.

The Analyst, Project Finance will act as an internal consultant to various departments. The individual will perform feasibility analysis, create pro forma projections, generate return analyses and conduct market research. The individual will participate in due diligence efforts to determine financial viability, profitability and appropriateness of transaction structures. The individual will effectively manage complicated projects, collaborate with other departments and operate quickly and effectively.
