Provides superior customer service to Members regarding loans in progress. Reviews loan conditions needed to receive final underwriting approval, re-discloses loans when necessary in accordance with federal regulations and communicates with closing agents to prepare documentation for scheduled closings within designated timeframes. ESSENTIAL DUTIES AND RESPONSIBILITIES: ¨ Maintains a revolving pipeline of conditionally approved First Residential and Home Equity loans.¨ Provides Member service via email and telephone throughout the application process to update status and move the file toward closing.¨ Reviews loan pipeline on a regular basis to ensure file progress toward closing, working with Underwriters and Loan Originators to receive and clear underwriting conditions needed to clear loans to close.¨ Responsible for gathering credit and other required documentation for the Member and third parties in support of the loan approval decision¨ Performs preliminary review of income and asset calculations¨ Sends revised disclosures to Member when necessary due to changed circumstances from original application request, in accordance with RESPA and Regulation Z regulations ¨ Notify Members, Closing Agents and Branches when conditions have been satisfied so that a closing date can be set¨ Verifies Truth in Lending disclosure to determine if APR is within tolerance of Regulation Z regulations and determines if re-disclosure is needed with prescribed timelines¨ Delivers appraisal to Member within three days of closing, in accordance with Regulation Z¨ Reviews property title information, homeowners insurance and any payoffs needed for closing. Obtains final payoff figures on Home Equity closings from other financial institutions.¨ Responsible for ensuring all loan documentation is accurate and meets Federal Regulations¨ Prepares closing documents in Loan Origination System, easyLender and delivers to closing agent or branch via eLending software. ¨ Completes funding sheet to determine wire amount on Residential mortgages. Prepares wiring instructions for transmission of funds to closing attorneys prior to loan closing.¨ Reviews HUD-1 / HUD-1A prior to closing to ensure figures are accurate and within RESPA guidelines.¨ Assists Loan Servicing personnel with questions or concerns raised in the booking of the loan.¨ Handles inquiries directly or refers to appropriate resources for resolution. Secures necessary information to resolve issues and concerns via document research or on-line inquiry.¨ Counsels members on mortgage pre-qualification/pre-approval procedures and mortgage purchase and refinance inquiries. Addresses member mortgage related questions including rates, products, and disclosures via telephone, face-to-face, and e-mail.¨ Performs related duties as may be assigned or required
CORE COMPETENCIES: Compliance Knowledge – Utilize training provided by Supervisor and/or Lead Mortgage Processor to stay current on all compliance regulations pertaining to day to day duties. Product Knowledge-has an in-depth understanding of a wide range of Credit Union mortgage processing products, policies and procedures to effectively support daily activities of the Real Estate Lending Department. Decision Making-utilizes prudent judgment to determine action to be taken within the limits of standard practice, able to meet tight deadlines. Customer Service Orientation-Quick turnaround of incoming member phone calls. Analytical Thinking-Ability to assess situations accurately and respond correctly, resolving member complaints to the satisfaction of the Credit Union and the member whenever possible. Organizational Awareness-Thorough understanding of Credit Union philosophy. Time Management – Ability to manage daily tasks in a manner which ensures compliance with federal regulations and internal processing/closing requirements.QUALIFICATION REQUIREMENTS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Ability to respond to inquiries or complaints from members. Ability to write professional business correspondence and document information in a high-volume atmosphere. Ability to effectively present information to small groups, members, clients and other employees in a concise, accurate, and pleasant manner. MATHEMATICAL SKILLS: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute interest rates and the ratios necessary to conduct the daily business of mortgage lending.REASONING ABILITY:Ability to collect data, establish facts, draw valid conclusions and resolve problem. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. In certain circumstances, problem resolution may require considerable diplomacy while dealing with difficult members.CERTIFICATES, LICENSES, REGISTRATIONS: Notary Public required. OTHER SKILLS and ABILITIES: Ability to operate a personal computer with a high level of proficiency in such software applications as word-processing and excel spread sheets. Knowledge of mortgage related software applications helpful.
