Cleveland, Ohio www.nrpgroup.com Job Summary Bridge the expectations and efforts of all parties involved in the predevelopment and development processes for multifamily developments located in Texas. Assume a key role in tax credit application process. Execute micro tasks along the critical path of development, but address projects from an increasingly macro perspective. Work with various specialists to help them execute their tasks so that they are not adversely affecting target dates for closings and groundbreakings. Specifically, affect relationships with staff of the general partner, consultants for general partner, general partner attorney, NRP development staff, NRP construction staff, lending institutions, state housing finance agencies, project engineer, project architect, and municipal officials. Expectations and Required Competencies
  • Ensure that colleagues on the development team are completing their project-related tasks in a timely manner, according to the project timeline.
  • Understand and leverage relationship with debt, equity and gap financing institutions toward benefiting NRP’s economic interest in projects.
  • Assist the general partner in communicating with state agencies on all issues related to tax credit compliance, HOME/CDBG/Housing Trust Fund agreements and environmental reviews.
  • Working knowledge of how development budget line items are quantified and what biggest threats are to each budget line.
  • Develop effective relationship with attorneys, lenders, equity providers, appraisers, environmental consultants, market study firms, etc. to negotiate fee and scope of services in the assembly of development teams.
  • Work with construction department on the engagement of the project surveyor and engineer; negotiate fee and scope of services for surveys and site plans.
  • Support paralegals/closers in communications with title and insurance agencies, etc.; help secure information needed for various closing checklists.
  • Work with paralegal and L.P. attorney on timely review of title commitments and identification and resolution of acceptable title clouds.
  • Assist Director of Development with creation of development budgets for future projects.
  • Coordinate all variances and site plan approvals for all development projects.
  • Manage house selection process; determine the appropriate mix from a proforma standpoint and a construction cost standpoint.
  • Pay attention to new business opportunities for the company; keep abreast of issues affecting the tax credit environment in the company’s target markets.
  • Effective representation of NRP and L.P.s at City Council, Planning Commission and BZA meetings for rezonings, variance hearings, etc.
  • Coordinate City funding commitments, from soft-commitment to application to procurement of loan docs for L.P. attorney. Applicant Characteristics
  • Four-year degree plus experience in real estate development or MBA.
  • Looking to make a long term commitment to a career in housing development with a nationally recognized and growing leader in the industry.
  • Effective communicator with diverse audience.
  • Highly organized and efficient within a multi-tasking environment.
  • Capable of pushing and managing stalled issues through to resolution.
  • Self-disciplined and hard working in a fast-paced, fast-changing, self-managing environment.
  • Able to manage development issues through Microsoft Excel and Microsoft Project.
  • Willing to travel to NRP’s San Antonio, Texas office one week per month to facilitate critical path items and manage development team meetings.
  • Spanish language skills preferred.
