JOB DESCRIPTION - Commercial Property Asset Manager


Maximize the value of owned Real Estate assets. Develops and maintains workout strategies designed to maximize value and cash flow of assigned Real Estate assets.

Key Responsibilities:
  • Develop, gain internal approval and then implement workout strategies for owned commercial real estate
  • Work with and manage outside third parties – leasing agents, management companies and brokers
  • Understand all related documentation (leases, broker agreements, management agreements, etc) and hold all applicable parties accountable
  • Evaluate zoning and tax laws, demographics, property values and traffic patterns to determine what improvements need to be made on property to increase value.
  • Negotiate the terms and conditions for real estate contracts.
  • Periodically review leasing contracts, business plans, budgets and forecasts.
  • Stay abreast of all relevant markets – absorption rates, lease rates, sales comps, etc.
  • Proactively develop and implement workout, restructuring, recovery, and/or liquidation strategies.
  • Hands-on, day-to-day management of assigned portfolio of assets.
  • Manage asset foreclosure, bankruptcy and receiverships.
  • Work directly with legal counsel and monitor legal progress and development.
  • Communicate with internal constituents as well as interested outside parties (lenders, etc.)
Skills and Experience Requirements:

Real Estate professional with significant experience in the following areas:
  • Real estate management – lease up, TI management, property sales, etc.
  • Great with numbers and know how to analyze financial data.
  • Well-connected in multiple markets with brokers, management companies, etc.
  • Highly proficient with computer applications such as Microsoft Excel
  • Highly analytical and able to approach problems both logically and creatively.
  • Excellent organizational, strategic planning, verbal and written communication skills will be needed to negotiate contracts and work with different roles and personalities.
  • Great with numbers and know how to analyze financial data.
  • Commercial credit analysis and workout experience in commercial and real estate loans
  • Demonstrated track record of designing and implementing creative loan workouts.
  • Ability to work through issues first-hand while minimizing reliance on 3 rd parties to resolve problems.
  • Deep experience in the analysis and management of legal issues relating to liquidation of collateral, bankruptcy and foreclosure.
  • Ability to successfully collaborate in a teamstorming environment.
  • Travel up to 75%.
  • A bachelor's degree in finance, real estate, accounting, business administration, finance, public administration or a related major is required for a real estate asset manager position.
