Responsible for overseeing the day-to-day operations of a specific Airport program including concessions, tenant relations, maintenance of the specialty leasing program, tenant operational issues, management contracts, budgeting, collections, and expense control. Supervises all sub-contractors and their activities.
a) Supervise and oversee all operational sub-contractors including walkthroughs, meetings and work orders.
b) Assist with the preparation and monitoring of the annual budget.
c) Control expenses including negotiating fees, authorizing expenditures and reviewing monthly income statements.
d) Maintain a responsive open line of communication with the tenants including dealing with tenant complaints and questions; operating hours enforcement; ensuring permitted uses in leases; and preparation of amendments.
e) Responsible for contract services, including assisting in negotiations, renewals, supervision and termination.
f) Assist with the collection of receivables as required by the General Manager.
g) Inspect tenant spaces daily and follow up on any defects noted.
h) Maintain a liaison with tenant contractors.
i) Maintain a liaison with Airport building, safety and food inspectors.
j) Handle and solve customer or client complaints.
k) Attendance and preparation for internal staff meetings.
l) Verification of accuracy of tenant billings including minimum rent, common area charges, marketing charges and RMU fees.
m) Preparation of status reports and monthly updates.
n) Direct the in-store inspection program with specific assigned tenants.
o) Monitor and document all temporary tenant deals.
a) Thorough knowledge of the operations of a concession program including adherence to budget standards and the day-to-day operation of the airport.
b) Ability to communicate effectively, both verbally and in writing, with tenants, vendors, employees and managers regarding Airport operations or personnel issues to ensure the smooth operation of the concession program.
c) Ability to work a rotating schedule during hours the Airport program is operating.
d) Ability to evaluate and analyze budget numbers to ensure conformity to budget guidelines
e) Working knowledge of routine functions of the CTI system as well as Outlook, Word and Excel.
f) Must have the ability to inspect the Airport on a daily basis.
g) Must be able to read and understand the general format and major provisions of tenant lease documents used at the Airport.
h) Must be able to cope with shifting priorities, difficult situations, tight deadlines and political pressures.
i) Must be available to respond at the property 7 days a week, 24-hours a day in the event of emergencies.
j) Must be highly organized and have the ability to prioritize and work with a sense of urgency.
Education & Experience:
- B.A. or B.S. degree or equivalent.
- 3 to 5 Years prior supervisory, management and/or retail experience.
- Excellent communications skills - verbal and written.
