I) PURPOSE OF THE JOB

(What are the end results or objectives of this position?)
·


The position of the Director of Revenue Management requires an experienced leader that directly supervises the reservations and revenue management staff, systems and processes and orchestrates a cohesive plan, strategies and resources for the effective management of optimizing revenue. This position requires the initiative and capability of acquiring business intelligence, analyzing statistics and trends and able to deal with ambiguity and use good judgment to formulate solutions and make effective decisions.

II) ESSENTIAL FUNCTIONS AND RESPONSIBILITIES (What duties are required for the position to exist?)

Directly supervises and provides leadership to Reservation Sales Agents, including coaching, project management, goal setting, measurement and performance reviews; ensuring high morale, effective individual performance and accountability.

Must be able to comprehend and coordinate the effectiveness of new and ongoing Reservations and Revenue Management systems, processes and procedures to ensure the best possible use of each system correlates to revenue maximization. Proactively questions practices and is able to identify cause and affect changes and improvements.
·
Uses advanced problem solving and analytical skills, both quantitative and qualitative to recognize patterns and trends; and prepare and present complex data in a comprehensive, yet concise format. Identifies relevant data and uses to draw inferences with reference to impact on hotel revenue. Must be able to present and defend business models and decisions.
·
Must have excellent technological skills, including advanced use of Microsoft Excel, property management system, Global Distribution System, and other third party systems.
·
Effectively reviews and uses industry related reports and information gathered from sources such as STR, DBEDT, UHERO, etc… and is able to formulate theories and relevancy to make appropriate decisions and take effective actions.
·
Establishes a cohesive and dynamic pricing and rate plan strategy for the effective selling of accommodations throughout all distribution channels under changing demand periods.
·
Produces forecasts that take into account any prevailing market trends, pace, competitive or historical information to effectively monitor or execute pricing and promotional decisions. Provides quality analysis and comment, backed by data on variances to prior forecast and budget.
·
Produce monthly and annual reports and documents which include MK reports, yield reports, conversions, demographic, market share penetration and other reports which are reviewed regularly to affect strategic business decisions.
·
Effectively manages and monitors the Synxis system to ensure that rates are loaded appropriately for a minimum period of a rolling twelve (12) months.
·
Effectively manages and monitors the GDS to ensure that the hotel description, amenities, promotions and rates are current, accurate and accessible to effectively sell all DRH properties.
·
Manages the PMS system for effective building of programs, packages, rate codes, etc…which produces accurate information for forecast and production reports.
·
Prepares the annual room revenue budget with appropriate assumptions and recommendations.
·
Contributes data, comments, goals and initiatives to the annual marketing plan.
·
Responsible for management and effective marketing promotion on the online distribution channel which includes OTA’s, flash sites, opaque sites and other eCommerce initiatives.
·
Prepares topics and leads monthly ROC Meetings in a summarized manner that highlights strategies and relevant information; addresses concerns and solutions; and presents new initiatives.
·
Reports monthly information for the Executive Summary that highlights vital trends, actions and activities.
·
Represents Hawaii on the DH&R DORO Affinity Team and reports or executes relevant initiatives in a timely manager. Develops and maintains relationships with DH&R hotels and DH&R Corporate offices as additional assistance and support.
·
Foster a cooperative working relationship with local competitor hotels in order to uncover market demand and trends and to promote referrals.
Required Qualifications
I) OTHER DUTIES AND RESPONSIBILITIES (Responsibilities/important duties performed occasionally or in addition to the essential duties of the position.)
·


Assist with answering overflow Reservations Sales telephone calls to cultivate a gainful understanding of customers and reservations sales processes as well as to prevent high abandonment call rates.
·
Ability to perform other duties as assigned, potential of changing from one task to another of a different nature without loss of efficiency or composure.
II) SUPERVISORY RESPONSIBILITIES (Provide the number of employees supervised, level of authority to make recommendations and hire/terminate employees.)
·


Responsible for the hiring, training, coaching, scheduling, payroll, disciplining, evaluating and terminating of reservation sales and revenue management staff, which currently includes 3 full-time and 1 part-time employee.

III) KNOWLEDGE AND SKILLS (Indicate which are required, preferred, or desirable. Include licenses and certificates.)

Minimum three years prior experience in reservations and revenue management in a supervisory or management capacity is required.
·
Requires a solid decision maker that can make effective decisions under limited supervision.
·
Must have computer and systems proficiencies; particularly advanced Microsoft Excel skills and solid knowledge of Microsoft Word, Outlook and Powerpoint.
·
Strong knowledge and skills in statistics, analytics, methodology and business intelligence required.
·
Requires excellent verbal and written communication skills with the ability to communicate complex technical data so that it is easily and concisely understood.
·
Experienced with Springer Miller system, SynXis systems, GDS systems, OTA extranet systems preferred.
·
Ability and flexibility to work under pressure and concurrently on multiple projects
·
Strong time management, organization and prioritization skills with comfort in being self directed, following up and meeting deadlines.
·
Bachelor’s Degree in related field preferred; or relevant progressive work experience.
·
Desire previous condo or vacation rental experience.
·
Requires State of Hawaii Driver’s License.
IV) EXTENT OF PUBLIC CONTACT

Frequent contact with potential and existing guests, Homeowners, travel partners and vendors.
·
Daily contact with direct reports and internal personnel, including sales, marketing, front desk, operations, accounting and human resources.
V) PHYSICAL DEMANDS
(List physical requirements that are essential to the job.)

Must be capable of working at a computer at least 8 hours daily.
·
Must be able to use a headset, answer telephones, speak, email and online chat with customers.
·
Needs fine motor skills to operate copier, fax and other office equipment.
·
Occasional site inspections require driving the company vehicle, getting in/out of vehicles, long amounts of walking and standing, going up and down stairs and uneven walking paths.
VI) WORKING CONDITIONS AND ENVIRONMENT
(Necessary travel, unusual work hours, unusual environmental conditions.)

Due to the cyclical nature of the hospitality industry, this position may be required to work varying schedules to reflect business needs of the company. Minimum 40-hour work week, potential working overtime, weekends, holidays and emergencies.
·
Works in a cubicle within the Reservations Sales Office.
·
Occasionally may work in windy, rainy, hot or humid conditions during site inspections.
·
May travel infrequently.
