Direct & manage Region's resources for maintaining & repairing Kohl's property & stores. Prioritize & excute projects to reduce impact on custormer experience and ensure all work is being executed in a cost-effective manner that meets Kohl's quality standards.
Regional Facilities Maintenance
Partner with District & Regional Managers to develop a project list and influence priority setting based on regional maintenance & repair needs.
Train FMS's on appropriate procedures and best practices to ensure sufficient completion of repair and maintenance.
Responsible for ensuring successful execution of maintenance program in stores.
Coordinate disaster recovery preparation by ensuring stores have proper equipment available. Manage interior and exterior disaster repair after fires, floods, hurricanes, car accidents and power outages.
Store/ property inspections & audits
Conduct routine inspections of all services provisioned to ensure that specifications and services are being fulfilled.
Conduct quarterly visits of the store & property and follow-up on deficiencies
Evaluate performance and communicate with a network of repair & maintenance vendors.
Conduct quarterly on site reviews with the 3rd party vendors (CAM, landlord, contract cleaners & repair & maintenance vendors)
Work with landlords and enforce lease agreement compliance.
Understand and adhere to property management contracts and operating procedures.
Manage repair and maintenance budget for region.
Conduct a detailed monthly review of all operating costs and produce variance explanations and reports. Compare expenses and capital expenditures to budget and report on them accordingly.
Evalaute project list and identify opportunities to contain or reduce costs.
Management of Associates
Manages direct reports, systems, and projects to achieve unit goals in accordance with Company policies and practices.
Prepares and analyzes unit plans and reports.
Provides leadership by exhibiting influence and expertise, thus affecting the results of the operating area.
Creates an effective work environment by developing a common vision, setting clear objectives, expecting teamwork, recognizing outstanding performance, and maintaining open communication.
Develops staff through coaching, providing performance feedback, providing effective performance assessments, and establishing performance development plans.
3 -5 years of experience in multi-property management or operations management
Self directed and motivated individual comfortable working in collaborative environment.
Strong analytical skills.
Ability to multi-task.
Proficient with Microsoft Office Suite
Ability to influence others
Ability to effectively communicate with all levels of the organization
