Job Description:
Join P.F. Chang's and become our new Regional Director
of Development at the Home Office in North Scottsdale!
This position is responsible for coordinating and
managing the development process from LOI to the start
of construction for all new stores and remodels. He or
she will effectively serve as the primary point of
contact for all interactions involved in the development
process to include, Project Management, Real Estate, Due
Diligence agencies, Architects, Landlords, Government
Agencies, Attorneys, and Construction personnel.
The ideal candidate would have a strong knowledge of the
development and real estate process from start to
finish. He or she would have solid experience managing
multiple development projects which includes projects
timelines and budgets. The ideal candidate would be
proficient in reviewing and negotiating construction and
design exhibits and drawings. He or she should have
extensive experience working with city municipalities
and developing strong, working relationships with City
Officials. This candidate would successfully communicate
and interact with all aspects of development while
displaying a passionate commitment to the goals of the
team and the company.

Job Duties:
  • Liaison between Landlord, Project Manager, Architects,
City Municipalities & P.F. Chang’s/Pei Wei.
  • Responsible for troubleshooting issues that arise
during the development process
  • Assist in the preparation/management of project
timelines
  • Managing Multiple Disciplines to ensure every
step/phase is handled in accordance with timelines,
sales weeks, budgets, Leases, and Work Letters
  • Site Plan Coordination
  • Due Diligence Management/Review which will include,
“down and dirty” investigation of fees, Site
Investigation review, Identify unusual project costs,
Obtaining and review required documents from Landlord
such as, Civil, LOD, Environmental, Geotechnical, etc.
  • Verification of existing space
  • Site visits as required
  • Review, negotiate, approve construction provisions in
Lease/Work Letter
  • Coordinate/review preparation and approvals of site
plans, schematic plans, design development plans (DD1
Package) and permit drawings
  • Communicate, negotiate changes to DD1 Package & Work
Letter
  • Confirm that Landlord’s plans, Permit Drawings and the
construction provisions of the Lease are correct and
consistent
  • Permits – obtain all permits and approvals required
for the construction and operation of the restaurant
  • Coordinate/attend pre-application meetings
  • Coordinate submittal/re-submittal to City
Municipalities
  • Attend special workshops
  • Attend special hearings (DRB, CUP, Planning
Commission, City Council)
  • PSA/FSA Budget
  • Coordination/Approval of Sign Package
  • Work with Landlord to insure timely delivery of the
Premises
  • Follow-up/verify Landlord Turnover Date
Job Requirements:
  • Minimum of five (5) years experience in
retail/restaurant development
  • Minimum of three 3-5 years experience in processing
entitlements
  • Associate’s or Bachelor’s degree in Project
Management, Business, or a related field is preferred
  • Must be able to demonstrate a working knowledge with
modern computer programs such as MS Word, MS Excel, MS
Project, MS Outlook, etc.
