This position is responsible for supervising the maintenance and repair work for the Town’s public housing units.

Essential Duties and Responsibilities:
Supervises the maintenance and repair of town-owned public housing units; oversees the completion of plumbing, electrical, painting, heating, ventilation, air conditioning repair and contracted services
Schedules, assigns, and inspects the work of maintenance personnel; advises personnel on complex or unusual repair problems
Coordinates and directs the refurbishing and preventive maintenance programs for public housing units; inspects facilities and schedules repairs or improvements as required
Oversees the purchasing of materials, supplies, tools, vehicles and equipment for maintenance needs; prepares purchase orders
Oversees the processing of work orders received from tenants and staff; ensures the repair of reported problems in buildings and grounds
Administers contractor agreements for vacant unit repairs and other contracted services; reviews change orders
Inspects the exterior of buildings and grounds maintenance work; request work orders and prepare related reports
Serves as safety coordinator; reviews accidents, fires and employee injuries; damage claims of residents, prepares related reports
Makes recommendations for hiring, promotions and terminations
Coordinates activities with the Resident Services staff
Oversees the computerized work order and inventory control system
Oversees the inspection of vacated apartments for structural and equipment damages; assesses damages to former tenants as appropriate
Implements the policies and procedures of the Housing Department
Oversees the maintenance of files and records; prepares reports on maintenance activities
Performs other related duties as assigned. Supervisory Responsibilities This position is responsible for supervisoring maintenance maintenance staff. Knowledge of:
Standard practices, methods, materials and tools of general building maintenance
Federal, state and local building codes and safety regulations
Plumbing, electrical, painting and heating, ventilation, air conditioning and carpentry trades
Supervisory principles and practices
Principles and practices of purchasing and inventory controls
Microsoft Word and related software
Building inspection
Occupational hazards and safety precautions of work
Hand tools and equipment commonly used in building maintenance work Ability to:
Read and understand architectural plans, sketches,drawings and specifications
Plan, organize and supervise the work of others
Estimate the costs of repair work
Operator a computer
Prepare written reports
Communicate effectively orally and in writing
Establish effective working relationships with employees and vendors Physical Demands The work is may be performed indoors or outside. The work requires frequent bending, stooping, climbing and crawling. The employee may be required to lift objects up to 25 lbs.

Minimum Qualifications:
EDUCATION Graduation from high school or its equivalent. EXPERIENCE Three years of progressively responsible experience in the various trades, such as carpentry, plumbing, refrigeration, appliances or electrical maintenance/repair; of which a minimum of one year must have been in a supervisory capacity. Certifications, Licenses, Registrations The possession of or the ability to readily obtain a valid driver’s license issued by the State of North Carolina for the type of vehicle or equipment operated.
