Groundskeeper/PorterAll properties shall have groundskeeping/porter personnel. All groundskeepers will report to and be responsible to Senior Maintenance and the Resident Manager. Quality maintenance is essential to a professionally managed property. The value of any property, at the time of sale, will be greatly increased by a high level of maintenance performed.
Maintenance is the key to quality.It will be the responsibility of the groundskeeper to:1.Maintain the physical integrity of the project at all times.2.Thoroughly clean the property daily which should include:a.Sweeping sidewalks and curbsb.Washing down parking lot and swimming pool decksc.Removal of trash, debris and pet defecation from property groundsd.Emptying exterior trash canse.Cleaning pool furniture3.Maintain exterior lights.4.Water landscape as needed.5.Clean swimming pool(s).6.Clean all glass windows and doors.7.Assist in cleaning the Leasing/Management Office.8.Trash out apartments upon move out.9.Accurately and timely complete special projects as assigned by the Resident Manager or Senior Maintenance.10.Set an example of professionalism and integrity in business and personal life.11.Immediately report all out-of-the-ordinary incidents to Senior Maintenance. If Senior Maintenance cannot be contacted, the incident should be reported to the Resident Manager, Assistant Manager, Property Supervisor or the main office, respectively.12.Always be well groomed and in uniform as provided by the management company.
