RESPONSIBILITIES: Responsible for procuring appropriate, law compliant and affordable apartments in geographic areas that are in close proximity to public transportation for rent to homeless individuals with Severe and Persistent Mental Illness and/or HIV/AIDS. A major responsibility will be to maintain a minimum monthly occupancy rate of 95% through the identification of new apartment units for lease. The Housing Manager will negotiate reasonable rents; ensure that the apartments comply with HRA Scatter Site and OMH Supported Housing regulations as well as all other federal, state and city regulations before leases are signed and annually thereafter. Responsible for inspection, communicating maintenance and upkeep issues to the landlord and Program Director and establishing and maintaining tenant relations. Provides weekly and monthly housing reports as required.

QUALIFICATIONS: New York State Real Estate Sales License required. Three (3) to five (5) years of experience working with inspections/apartment maintenance; knowledge of building inspection regulations like Fire Department code regulations, waste removal in accordance with NYCDOH guidelines, and others. Knowledge of commercial real estate and apartment rental practices. Bilingual in Spanish, required.
