Job Description

Role Summary

Manages general accounting functions and the preparation of reports and statistics reflecting earnings, profits, cash balances, and other financial results. Formulates and administers approved accounting practices throughout the organization to ensure that financial and operating reports accurately reflect the condition of the business and provide reliable information necessary to control operations. Responsible for coordinating, conducting, and documenting financial analysis projects or financial reporting. Conducts or participates in the most complex financial analysis projects and/or reporting. Presents results and recommendations to management. Develops and improves financial analysis and forecasting analytical methodologies.


Major Duties

Responsible for ensuring that Cigna investments are recorded in accordance with legal agreements and GAAP policies by completing monthly review of property financials and maintaining a detailed working knowledge of the investment deal structure, accounting issues, NII plan and projection tracking, capital improvement plans and mock liquidations.

Setup and maintain database of property level financial information. Confirm integrity of financial data. Setup and maintain standard chart of accounts for real estate investments.

Assist in the preparation of annual budgets and periodic forecasts. Monitor and analyze periodic operating results against budget.

Actively partner with Asset Management and Originations on new deals to achieve the best results for Cigna while assuring accounting accuracy and compliance. Review mortgage documents and ensure compliance with terms. Review briefs and legal agreements on acquisitions, prepare analysis of relevant accounting issues and obtain necessary accounting approval within required timeframes to meet business needs.

Prepare accurate sales economics in a timely manner. Calculate realized gains/losses and since-inception IRRs/equity multiples on investments. Work closely with Legal and Asset Management to ensure a smooth closing; review and approve sale prorations.

Assist in the calculation of total return. Assist with the development and management of key performance metrics and the infrastructure to track and benchmark results on an ongoing basis.

Partner with external auditors and property management companies in the annual property-level financial audit process to ensure statements are accurate and in compliance with GAAP and Cigna's policies.

Responsible for impact assessment and implementation of new pronouncements that impact the accounting for real estate investments.

Demonstrate personal responsibility for the results of the entire team and organization. Evaluate process improvement opportunities and actively prioritize and drive efforts to maximize results and produce more timely and accurate financial information.

Assist with quarterly and annual reporting of the unit during peak periods or as time permits.. Requirements


BS degree in Accounting or equivalent related financial experience.

Minimum of five (5) years of accounting experience, with demonstrated experience in real estate accounting and financial analysis.

General understanding of real estate investing/financing.

Personal computer proficiency including Word and Excel. Ability to learn proprietary accounting systems such as Yardi.

Strong interpersonal, organizational, technical and management skills.

Proven communication skills, both written and verbal..
