General Description:

Responsible for the set up and maintenance of accounting records for both U.S. and Canadian real estate lease contracts, the scope of which includes payment processing and other accounting functions. Researches and responds to lease-related written and verbal requests or concerns initiated by landlords or their agents as well as those coming from internal sources.

Duties and Responsibilities:
•Set up and maintain accounting lease records in the Property Management System (PMS) in accordance with lease agreements and subsequent amendments. This includes a thorough review of each contract, abstracting all pertinent information, performing the FAS testing to determine accounting treatment, and processing any initial lease payments.
•Throughout the lease term, the coordinator processes all renewal options, amendments, rent adjustments or changes in the direction of rental payments.
•Responsible for processing changes in payee and/or remit to addresses related to the monthly rent payments.
•Coordinator must evaluate the documentation submitted by landlord for validity and completeness before implementing these changes and communicating them to other departments.
•Research and resolve lease-related accounting issues initiated by landlords or their agents as well as those coming from other departments within the company.
•Respond to requests submitted through Accounting Customer Service in a professional and timely manner.
•Process journal entries as necessary to ensure that all lease-related G/L accounts remain in balance.
•Reconcile lease-related G/L accounts as requested by management.
•Calculate cost of living rental adjustments as mandated by the lease agreements.
•A letter outlining the calculation is drafted and forwarded to the landlord along with any money due. Also assist in the annual sales-based reporting of percentage rent as requested by management.
Position Requirements
Knowledge, Skills and Abilities:
Education: High School/GED
Experience: 2-3 Years, Accounts Payable and G/L related accounting experience.
Self-starter with the ability to work independently and to prioritize workload to meet departmental deadlines
Must demonstrate an aptitude for reading and analyzing lease-related documents
Strong attention to detail is a must for achieving success in this position
Position requires excellent verbal and written communication skills
Proficient in Microsoft Excel, Outlook, and Word as well as in the use of standard mathematical formulas to calculate CPI adjustments and other per diem rent adjustments.
