Property Types: Office, Retail, Industrial and Multi-Family.
Valuation Underwriting / Argus Models: Must be proficient in Argus including but not limited to option leases, rent steps, CAM pools, advanced retail sales and detailed expense pass throughs.
Valuation Models: Import Argus cash flows into Excel based pricing models for more dynamic modeling.
Financing: Utilize financing quotes from debt teams or other sources and model terms.
Valuation: Understand common investor return metrics and characteristics of prospective buyer pool.
Sensitivity Analyses: Run various sensitivity analyses using various scenarios.
Lease Abstracts: Read all leases, prepare lease abstracts and develop comprehensive rent rolls.
Photography: Coordinate with photographer all ground shots and aerials for Offering Memoranda and Flyer.
Graphics and Production: Work with graphics department to create marketing materials that contain graphics, maps, and aerials/photos.
Broker Opinion of Values (BOV): Conduct necessary market research, prepare financial models, write narrative, populate property data and complete other necessary sections.
Offering Memoranda: Develop sections such as Executive Summary, Property Description, Market Overview, and Financial Summary.
Virtual Due Diligence Room: Setup virtual due diligence room with all materials organized appropriately.
Site Visits: Visit projects and drive market regarding new offerings, and select pitch or BOV opportunities.
Expert or high proficiency in Argus, Microsoft Excel, PowerPoint, Word and Outlook.
Bachelors degree in business, economics or finance preferred.
Minimum of 2-3 years of applicable industry experience.
Self-starter. Ability to work with limited amount of supervision.
