Now this is where it gets a bit boring, so we apologize now. The bullet lists of responsibilities, duties, required experience and all of that stuff. While important, it may be a dull read, but the career opportunity itself is anything but dull. That we promise.

There are two descriptions below. One for Service Manager and one for Service Technician.

SERVICE MANAGER (service technician description follows)

MAJOR GOALS AND RESPONSIBILITIES:
Once a resident moves in, the Service Team is really the face of the company. They interact more with residents than the leasing and management team. As such, successful candidates will be personable, professional and passionate about helping residents enjoy their homes.

Responsible for the total on site maintenance of the assigned Community. Under the direct supervision of the Community Manager, they are responsible for:

  • Achieving budgeted maintenance expenses
  • Assisting in the achievement of the annual budget plan
  • Hiring, training, evaluating, motivating and supervising all service Team Members
  • All on site maintenance functions
  • Preserving and enhancing the physical condition of the Community, including the condition of vacant apartments
  • Upholding all Company policies, goals and the Company values related to customer service.

ESSENTIAL ACTIVITES:

  • Participate in the preparation of maintenance related areas of the budget.
  • Review and assist the Community Manager in contracting maintenance expenses.
  • Completion of all service requests in a timely manner.
  • Report any maintenance problems to the manager along with corrective suggestions.
  • Participate in development and implementation of an ongoing property maintenance and improvement plan.
  • Assign daily work duties to the Service Team.
  • Follow up on service requests to assure the highest quality of customer satisfaction and all other duties as may be assigned from time to time.
  • Provide same day service.
  • Producie 5 day turns.
  • Have 40% of vacants move-in ready at all times.
  • Maintain 24-hour on-call program, 365 days per year.

PEOPLE MANAGED:
All on site service and grounds Team Members and outside contractors employed by the Community in maintenance related capacity.

PREREOUISITE (i.e. education, experience):

  • Knowledge of all aspects of maintenance repair and service.
  • Previous maintenance experience, prefer some prior apartment maintenance experience.
  • High School graduate; technical school preferred but not required.
  • HVAC Certification.

Service Technician

MAJOR GOALS AND RESPONSIBILITIES:

Once a resident moves in, the Service Team is really the face of the company. They interact more with residents than the leasing and management team. As such, successful candidates will be personable, professional and passionate about helping residents enjoy their homes.

This position is responsible for assisting the Community Manager and the Service Supervisor in all areas. Specific duties will be assigned under the direct supervision of the Service Supervisor. General areas of responsibility are:

  • Assisting in the achievement of the Community's annual budget plan
  • On site maintenance functions
  • Maintaining and improving the physical condition of the Community
  • Upholding all Company policies, goals and the Company values related to customer service and asset preservation.

ESSENTIAL ACTIVITIES:

  • Assist the Service Manager and/or perform assigned maintenance tasks in a timely manner.
  • Report any maintenance problems to the supervisor.
  • Assist supervisor in controlling expenses.
  • Participate in an ongoing community maintenance and improvement plan.
  • Follow up on service requests to assure the highest quality customer satisfaction, and all other duties as may be assigned from time to time.
