Under the direction of the Administrative Director of Facilities and the Campus Administrator, the Assistant Director of Facilities (ADF) promotes and oversees the continuing operation of a customer-centered Engineering and Facilities Department. In addition to directing personnel to maintain the buildings in livable and workable condition relative to heat, light, power, air conditioning, and other broad environmental factors; the ADF is responsible for reviewing and/or conducting appraisals, working with department directors on goals and objectives, policies, procedures, budgets, and long-range plans relating to specific area of responsibility. Actively participates in outstanding customer service and accepts responsibility in maintaining relationships that are equally respectful to all.
KNOWLEDGE AND SKILLS REQUIRED
Thorough knowledge of AHCA regulations, DNV (formerly Joint Commission) and NFPA standards, and other applicable codes of the healthcare industry.
Working knowledge of plumbing, electrical, and HVAC systems with ability to read, understand and implement Life Safety Code standards.
Ability to read, understand and interpret blueprints, drawings, floor plans and schedules as they relate to electrical, mechanical, plumbing, HVAC equipment, building structures and finishes.
Good organizational and communication skills
Effective computer skills, particularly Microsoft Office Outlook, Word, Excel
Knowledge & Skills Preferred
Associates Degree in Business, Engineering or related field
Bachelors Degree in Business, Engineering or related field
A minimum of 5 years supervisory experience in a healthcare setting over the functions of engineering / facilities maintenance.
7 years experience in a healthcare environment
LICENSURE, CERTIFICATION, OR REGISTRATION REQUIRED
Licensure, Certification, or Registration Preferred
Certified Healthcare Facility Manager (CHFM) designation from the American Society for Healthcare Engineering
PRINCIPAL DUTIES AND JOB RESPONSIBILITIES

Scope of Responsibility
Effectively coordinates construction and maintenance services with all departments, schedules work and repairs on a priority basis in cooperation with all. Ensures that the department is well-organized, with adequate space allocated for machine, electrical, plumbing, air conditioning and maintenance; organizes the department to facilitate maximal efficiency and effectiveness.
Oversees the preventative maintenance program and inspection of the mechanical, electrical and plumbing (MEP) systems; documenting the inspection and testing of the same.
Ensures that the emergency generator system is inspected weekly and is tested under actual load and operating temperature conditions per DNV (regulatory agency) guidelines and reviews all documented tests.
If in cost center 0630 - Responsible for the FH Laundry and Sprint Blvd Warehouse building repairs and maintenance.
Ensures that all DNV-cited discrepancies/contingencies are corrected by the required date. Maintains proper documentation to comply with regulatory standards.
Maintains compliance with regulatory controls, including OSHA rules and regulations, applicable building codes, licensure of various tradesmen (if there is a need for their work to be approved by local building inspectors), and license requirements for operating engineers; ensures that all Plant Operations staff members have currently valid and appropriate credentials.
Provides advice and guidance to hospital department managers and other personnel in policy interpretations and related matters ensuring compliance.
Operating & Capital Budget/Financial Responsibility
Along with the Facility Director, prepares operating budgets incorporating long and short-term goals forecasting personnel, equipment, and professional development needs. Managing and monitoring the department's expenditures to assure fiscal responsibility and accountability.
Regularly participates in cost control activities through and organized system of planning and monitoring the utilization of supplies and equipment; evaluates and sets standards for equipment usage.
Strategic Planning Responsibility
Effectively coordinates matters pertaining to major construction, including planning programming and accomplishing maintenance, repair, and improvements of buildings, structure, roads, grounds, drainage systems, and utilities.
Along with the Facility Director provides strategic input and direction for facility upgrades ensuring long-term durability of facilities engineering systems.
Performance Improvement Responsibility
Supports and encourages professional development through participation in educational programs and professional organizations, and activities to maintain knowledge of national trends and to promote leading edge performance.
Community Relations Responsibility
Encourages and promotes community involvement within departments through participation in the American Heart Walk, Habitat for Humanity, United Way, Adopt-a-Family and other campaigns.
Promotes good staffing practices by maximizing the utilization of human resources; forecasts and anticipates personnel needs with regard to fluctuations in the projected workload. Holds staffing at or below benchmark standards.
Builds capabilities within department by coaching, developing, evaluating and mentoring supervisors and other team members.
