This position serves as the Assistant Director of Concessions and Business Development and is the principal advisor to the Director of Commercial Management & Airline Affairs. The successful candidate will be responsible for the design, development, management and operation of MAC’s $160 million terminal concession program at both MSP terminals. Responsibilities of this position include, but are not limited to, directing the activities of staff engaged in managing the airport concessions and the Airport Conference Center, developing new concepts and concessions, evaluating proposed operations, and ensuring compliance with contract terms. This position is also responsible for negotiating financial terms for tenants and monitoring concession performance as well as actively pursuing opportunities to improve customer service and increase airport revenue. This position is also responsible for analyzing and evaluating external business trends; identifing and determining the compatibility of new business concepts with the airports; and developing, marketing, and promoting plans for integrating new business concepts with current MAC activities.

Position Description:

A. Supervision of Employees
  • Integrate MAC's Mission, Values, and Strategic Goals into area of responsibility
  • Lead annual department goal setting planning sessions in accordance with their department's mission
  • Create and maintain a rewarding and productive work environment

  • Conduct regularly scheduled department meetings to communicate organizational goals, issues and information to employees
  • Exercise supervisory authority in accordance with MAC Human Resource Policy, MAC Administration Manual, and/or the appropriate collective bargaining agreement

B. Concessions Team Management
  • Monitors and reports overall concessions performance and profitability
  • Monitor industry and external business trends, tenant mix and coordinate actions necessary to add, modify or delete concessions or business concepts
  • Develop annual concession revenue budget with department director and MAC Finance
  • Provide MAC’s Budget Manager with detailed information regarding monthly revenue variances
  • Represent MAC concessions interests related to terminal facility planning
  • Provide leadership in marketing efforts to support and promote concessions
C. Concessions Lease Management
  • Direct staff in the oversight of existing leases, the development of leases related to Request for Proposal (RFP) process and the development of concession operational policies
  • Perform and manage aspects of MAC’s concession RFP process as assigned by the department director
  • Negotiate business contract terms related to lease development, amendments, and renewal
  • In conjunction with the department director determine appropriate actions to be taken in the event of tenant/operator, lease/agreement violations and/or default, and oversees the resolution of any such matters
  • Provide oversight for the department leases and ensure timely renewals and continued compliance with provisions and terms therein
  • Responsible for concession department’s utilization of MAC’s property management system (Enterprise One) for overall lease management in conjunction with MAC Finance
D. Concessions Presentations
  • Oversee the preparation and development of lease documents related to Requests for Proposals or Requests for Qualification submittals
  • Author memoranda recommending lease approvals and related actions to MAC Senior Management and Commissioners
  • Coordinate the preparation of special reports regarding policy or project decisions
  • Prepare, execute and transmit correspondence administering MAC’s concessions program and related duties and projects
  • Prepare and verbally present issues to various staff committees and related MAC departments
  • Present staff recommendations to the department Director and Commission committees
  • Conduct pre-proposal conferences and related meetings with potential and existing tenants and related clients
  • Facilitate the tenant relations committee

Minimum Requirements
  • Bachelor’s Degree in Management, Business Administration, Public Administration or related field
  • Five years of progressively responsible work experience in concessions management or commercial property/shopping center management
  • Three years of experience managing, supervising and directing professional staff
  • Knowledge of solicitation processes; standards and procedures to develop and maintain revenue producing concessions and related commercial activities
  • Excellent decision making, problem solving and conflict resolution skills
  • Experience in project management with the ability to establish plans, set priorities, coordinate activities, delegate tasks and responsibilities, and manage resources to achieve goals
  • Strong writing skills for composing memos, policies, procedures, proposals, reports, and other specifications
  • Experience making oral presentations to professional groups
  • Excellent interpersonal communication, collaboration and listening skills
  • Strong knowledge of customer service best practices in airport and hospitality industries
  • Intermediate skill level using Microsoft Word, Excel, and Outlook
  • Valid state-issued driver’s license
  • Reliable vehicle to commute between job sites
Desirable Requirements
  • Masters degree in Business, Public Administration, Real Estate or related field
  • Concession management and development experience at an international airport either for the airport or on behalf of a concessions operator
  • In-depth knowledge of current industry policies and practices relating to aviation Concession management.
  • Professional real estate accreditation or certification
  • Previous department budget development and oversight experience
  • Experience using JDEdwards Enterprise One
  • Experience utilizing software requiring database management
