The Associate of Real Estate Investments will be a dedicated analyst for Camden’s East Region Real Estate Investments office. Job responsibilities include financial modeling of acquisition, disposition and development deals; analysis of area apartment market and economic trends; and general support for acquisitions and development.
• Assisting Vice President and Directors with due diligence phase of all projects
o Research and gain familiarity with each of our markets and localized submarkets within. Be familiar with all Camden assets and how they compare with general market.
o Prepare market surveys for all acquisition and development projects.
o Prepare and participate in other necessary acquisition due diligence analysis including lease audit, unit walks, hiring and managing 3rd party engineers and environmental consultants, replacement costs analysis, sales comp analysis, development pipeline summaries.
o Perform detailed income and expense analysis and benchmarking with companies existing portfolio including expense and other income comparison analysis.
o Work with others internally in assisting in due diligence phase and gathering of information on dispositions for potential buyers. Includes providing relevant operating reports, existing environmental reports and title and survey, as well as other information requested by buyers.
• Financial Analysis of all projects
o Prepare proforma models for all potential acquisitions and development deals, as assigned by the Vice President and Directors. Revise models as needed throughout projects.
o Reconciliation of monthly rehab project costs and new development project costs to original budgets. Reconciliation of proforma NOI to actual NOI on new acquisitions and research variance.
o Research and compile demographic and economic information for relevant submarkets for all projects.
• General Assistance for Vice President and Directors
o Assist in daily tasks including but not limited to updating acquisition and disposition pipeline reports, cap rate analysis, analysis of broker valuations and presentations to corporate regarding same.
o Review local market reports for information on current and future expected rent growth, occupancy, pipeline, etc.
o Assist in preparation of Level 1, 2 and 3 books and attend various meetings and conference calls for all REI activities.
o Establish relationships with local brokers and others in the industry.
o Assist in training new hires as directed.
• Corporate Responsibilities
o Work as part of the REI team and coordinate frequently with internal legal, finance, property management and construction personnel as needed to complete tasks.
o Assist in special projects or activities as designated by the company including company sponsored functions, or participation in industry functions.
Bachelors Degree Required, Masters of Real Estate Preferred
3-5 years exp in Real Estate, Financial Services or a related field
Strong proficiency in Excel is mandatory
