The Leasing Director is directly responsible to the VP-Leasing for the successful Marketing and Leasing of assigned property(ies). Responsible for executing the Account Management Program.
Essential Job Functions:
Maintain an accurate and in-depth knowledge of all aspects of the assigned property(ies), knowing at a minimum, all fundamental characteristics of the buildings, all vacancies, major tenants and major lease expirations.
Maintain a thorough knowledge of the applicable office markets and a detailed understanding of both primary and secondary competition. This knowledge should include, at a minimum, an understanding of current market conditions, submarket vacancy rates, sublet space availability, new deliveries, absorption rates, rental rates, typical operating expenses, typical tenant improvement allowances, parking ratios, market concessions, lease rollovers, economic trends and prospects in the market.
Develop and submit to VP-Leasing, as required, in-depth market updates on individual office markets or submarkets.
Be active in the local brokerage community and develop and maintain relationships with key brokers in your market. Insure a good working relationship and complete awareness of avalabilities within EOP properties.
Use cold calling, canvassing, networking and other acceptable methods to uncover prospective tenants for the property(ies).
Develop and maintain a professional, comprehensive showing (selling) strategy for the property(ies) that clearly articulates the features and associated benefits of the property(ies).
Coordinate through the Marketing Department the design and development of all leasing materials to include marketing brochures, flyers, space availability listings.
Submit professional lease proposals in keeping with EOP quality standards to prospective tenants and/or their brokers for the purposes of entering into negotiations.
Review all leases in detail and submit them in a timely fashion to the VP-Leasing for approval in the required EOP format.
Submit accurate Leasing Status Reports in accordance with EOP policy and using approved reporting tools.
Obtain a complete understanding of the EOP lease form and be able to discuss the landlord’s perspective for each major concept.
Work closely with the Property Manager(s) to develop an integral team that effectively sells the quality and professionalism of EOP and to execute the Account Management program.
Six or more years of leasing experience or brokerage experience. College degree in business or related field or extensive real estate training. Good human relation skills, written and verbal communication skills. Unchallenged integrity, good negotiating skills with the ability to perceive problems and react quickly to effect solutions. Strong planning and organizational skills and financial analysis capabilities.
