Essential Duties and Responsibilities include the following. Other duties may be assigned.
Works with the team leader to implement new policies and procedures.
Assists Team Leaders in training other team members on all aspects of relocation.
Makes recommendations for process improvements and cost efficiencies.
Manages an average caseload of 40-50 BVO/Home sale files plus files with other services.
Initiates relocation authorizations submitted by Primacy Relocation clients and reviews client's benefits package per client policy.
Contacts the relocating employee to review policy for services authorized and performs a needs assessment.
Directs Relocation Assistant or Relocation Associate to prepare the initial and offer packet mailings.
Submits or instructs the Assistant/Associate to submit requests to appropriate support service departments and/or service suppliers for appropriate areas needed and provided to the relocating employee.
Reviews BMA's, appraisals, inspection reports, title work, resale contracts/addenda, referral invoices, equity statements and HUD's.
Counsels the relocating employee and advises in negotiating real estate contracts.
Negotiates repair requests, acquiring bids and ordering additional inspections as needed.
Coordinates origin home sale closing dates, temporary housing needs, and home purchase closing dates.
Prepares estimated budgets on each relocating employee if implemented in client service agreement.
Makes travel arrangements for relocating employee or directs Relocation Assistant to arrange (client directed).
Orders or directs Relocation Assistant to order "cost of living analysis" (client directed).
Orders equity advance/final equity statement and funds for relocating employee.
Advises and counsels client Human Resources contact as to issues/concerns regarding real estate or relocation benefits focusing on best interest of all parties with regards to costs, liability and taxes.
Follows up with assigned suppliers for updates on home purchase and household goods move.
Provides "are we done yet?” reports, entering survey request date and move complete date.
Directs Relocation Assistant/Associate on mortgage payments, HOA and tax payments.
Submits file to office Relocation Auditor to ensure compliance with IRS guidelines, attention focused on completeness and proper order.
Assures data integrity by entering appropriate data into system and understands ramifications to other departments if data is missing.
Participates in client presentations/meetings as needed.
Interacts with team members, other departments, clients and suppliers for problem resolution to assure quality service to the relocating employee.
This job has no supervisory responsibilities.

Education and/or Experience
Bachelor's degree (B.S. or B. A.) or equivalent; five or more years related experience and/or training; or equivalent combination of education and experience. Relocation and/or Real Estate experience is required.
Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents.
Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community.
Ability to write speeches and articles for publication that conform to prescribed style and format.
Ability to effectively present information to top management, public groups, and/or boards of directors.
Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry.
Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
