Reports to : Property Manager or Leasing Manager

Summary : The Leasing Associate will need to effectively follow the leasing and marketing program within the company guidelines and operating objectives.

Responsibilities:
Handle all aspects of leasing apartments, including greeting prospective residents, touring the community, closing the sales and following up with prospects.
Enthusiastically and professionally answer incoming telephone calls and handles each call accordingly, whether it is a customer call, frustrated resident, service request, etc. Transfer calls to Assistant Manager or Property Manager when appropriate.
Correctly complete all lease application forms, assist with application verification, screen all incoming residents by objective qualification standards and notify prospective residents of results. Type up miscellaneous resident communication as needed.
Be an expert on the community and amenities, as well as those of the community’s competitors. Maintain awareness of local market conditions and trends. Contribute ideas to Property Manager for marketing the community and improving resident satisfaction.
Maintain knowledge of all specials and rents among competitors.
Conduct off-site marketing and assist in preparing marketing plans.
Ability to explain the property’s lease agreement and obtains signatures on all lease paperwork prior to move-in.
Organize and file appropriate reports, lease files and paperwork.
Achieve an acceptable leasing closing ratio as determined by the Property Manager or Leasing Manager.
Maintain activity report by inputting traffic daily including telephone calls, internet leads, tours and follow-up.
Walk and inspect models, “market ready” vacant apartments, and common area daily to ensure cleanliness. Secure the apartments every evening.
Assist with resident programs and retention.
Handle or assist in the receiving, recording, preparation and follow up of work orders to facilitate resident service requests.
Assist with coordination of and participate in resident functions.
Report any damage or safety hazards immediately to supervisor.
Inventory office supplies on a periodic basis and report needs to Property Manager.
Maintain professional, courteous and helpful demeanor with owners, residents, prospective residents, co-workers, vendors, etc.
Participate in company training classes and meetings as required.
The Leasing Consultant is responsible for contacting the correct person of authority should any situation warrant an action or decision not included in his or her duties and responsibilities.
Conduct all business in accordance with company policies and procedures.
Perform all other duties assigned by Property Manager.

Qualifications:
High school education or equivalent.
Competent ability with computer, typewriter, calculator and fax machine.
Must have mode of communication in which to be contacted at home and to respond in cases of emergency.
Maintains complete working knowledge of Fair Housing laws, rules and regulations concerning apartment leasing and management.
When required by state, the consultant must be licensed and maintain license in good standing.
Complete on-going company education requirements as requested.
