Franciscan Ministries Inc. is seeking a full-time Maintenance Assistant for its Elderly Housing, facility, Jefferson Court, located in Milwaukee, WI.The Maintenance Assistant is responsible for maintaining all common areas of the property in a clean, safe and sanitary condition as well as to perform routine, emergency and preventive maintenance duties as assigned by supervisor.Specific Responsibilities: Responsible for overall appearance of building common areas and grounds in accordance with FMI standards. Property must meet or exceed regulatory scores. Ensures that all common areas of the property (lobby, hallways, restrooms, management offices, community rooms, laundry rooms, parking lots and grounds) meet clean, safe and sanitary standards on a daily basis. Replaces burned out bulbs in common area fixtures. Assists supervisor in preparation for all regulatory inspections. Advises supervisor of deficiencies noted in all common areas so that appropriate work orders may be written. Responsible to ensure timely completion of all routine, emergency and preventive maintenance work orders as assigned by supervisor. Informs supervisor of purchasing needs related to maintenance/janitorial supplies. Participates in on-call schedule for 24-hour building maintenance emergency calls. Completes all work order forms, logs, schedules, etc. Assists in the operation of a safe, sanitary and efficiently run department. Performs work in alignment with OSHA standards and best safety practices. Advises supervisor of any equipment that needs repair and/or replacement. Responsible for cleaning vacant apartments for occupancy and performing routine maintenance as assigned by supervisor in accordance with FMI policies and procedures. Completes and submits checklist to supervisor showing vacated apartments cleaned and work orders completed as assigned. Performs other related duties and assignments as required.Work Schedule: Monday-Friday 8:00 a.m. – 4:30 p.m.
Education, Experience, Knowledge, Skills and Abilities: High school diploma or equivalent with prior janitorial experience strongly preferred. Ability to obtain OSHA certification within six months of hire. Prior experience using chemicals in accordance with Material Safety Data Sheets (MSDS) requirements preferred. Ability to read and write and ability to communicate with customers/vendors. Strong self-management and organization skills. Ability to effectively handle difficult and sensitive issues and maintains confidentiality.
