The Maintenance Director is responsible for overall operation of the maintenance department and community grounds. He/she will perform the duties as listed below. The Maintenance Director will operate and maintain equipment in a safe, efficient, and highly productive fashion, and in accordance with established procedures to assure that a successful, viable community and grounds maintenance program is sustained at all times. Reporting to the Executive Director, the ideal Maintenance Manager will have significant prior maintenance experience, an aptitude for general maintenance, skills and knowledge of the use of hand tools and other maintenance equipment, at least one year of supervisory experience, 2-4 years in a maintenance/plant related position and will be highly productive with a minimum of supervision.

A representative list of duties and responsibilities is as follows:
-- Perform routine maintenance on grounds, parking area, driveways, etc., as necessary/directed
-- Perform routine maintenance and repair on the community and equipment to include minor plumbing, minor electrical, carpentry, mechanical, etc., as directed in accordance with established procedures
-- Follow all established safety procedures and precautions when performing maintenance service
-- Maintain the community to ensure it is in good repair, ensuring a safe, clean, and orderly environment
-- Clean windows and screens as needed
-- Replace all burnt out light bulbs and performs housekeeping duties in very high places
-- Report all incidents/accidents to the Executive Director immediately
-- Service heating and cooling systems as specified by the manufacturer and in compliance with established procedures
-- Perform unscheduled and schedules maintenance tasks as directed
-- Report equipment malfunctions/breakdowns to administrator, develop plan for repair or if necessary replacement
-- Attend to all unsafe conditions that are reported
-- Ensure maintenance supplies have been replenished in work areas as necessary
-- Ensure that maintenance schedules are followed including preventative maintenance
-- Attend and participate in in-service educational classes and on–the-job training programs
-- Attend and participate in workshops, seminars, etc., as approved
-- Assure that the community and its equipment is properly maintained for resident comfort and convenience
-- Assure that work areas are clean and equipment, tools, supplies, etc. are properly stored before leaving such areas on breaks or for end of workday
-- Keep your work area(s) free of hazardous conditions, i.e., grease/oil spills, excess supplies, etc. to assure that all established safety rules/regulations are followed
-- Follow established policies and procedures concerning infection control when performing maintenance services in isolation areas.
-- Attend infection control meetings as directed
-- Clean drains with enzymes as needed (clean, check valves on compression airflow, add chemicals as required)
-- Check and maintain sprinkler systems and fire alarm systems
-- Check water supply pressure tank. Clean grease screens above stove monthly
-- Clean clothes dryer vents monthly
-- Clean rain gutters and tar roof as needed
-- Check water faucet temperatures daily
-- Check electrical ground of outlets yearly
-- Cover tank room windows in fall, uncover in spring
-- Maintain interior of building as needed - repainting, cleaning of carpet, arranging for replacement carpet or other floor coverings, furniture repair and replacement of upholstery
-- Oversee the coordination of contractor work on inspections, repairs of sidewalks, lawn care and other major projects
-- Do a monthly maintenance check on: wheelchairs, shower chairs, and carts, and other furniture as needed
