We have an excellent opportunity available for the right
candidate to become our newest Project Manager for
projects in Southern California. We’re looking for a
self-starter with the ability to set his/her own goals
and tasks, be an aggressive decision maker with
leadership skills and work diplomatically with other

Primary Responsibilities:
Participate in providing technical expertise on projects
in the Pre-Construction phase.
Build and facilitate collaborative team processes
between the Project Participants (Architect,
Owner/Developer, and subcontractors) during the
preconstruction and construction phase.
Review the plans and specifications for constructability
and cost feasibility.
Assist in completing and documenting the risk assessment
on each project.
Create all project cost codes, budgets, and cash flow
reports for the project.
Prepare the scope of work matrix for all trade
contractor/supplier contracts, construction schedule and
performance expectations prior to award of the contract.
Review shop drawings, RFI’s and ASI’s (all change
orders) for coordination and implementation of project
requirements.
Assist the Superintendent in preparing and updating the
detailed construction schedule.3
Lead or attend the weekly site progress meetings held
with the owner, architect and key trade contractors.
Manage, review and control all project costs and
maintain accurate project cost projections.
Lead project estimate review, start-up, monthly interim,
and close out meetings.
Initiate and review close-out procedures with the
project Superintendent, owner and architect.
Confirm that total cost budgets, with contingencies, tie
to the project contract amount and ensure project
budgets are maintained.
Prepare all monthly pay applications to Owner and ensure
timely collection.
Participate in presentation and proposal preparations
incorporating project management principles into the
process.
Train and mentor other employees.

Job Requirements:
*
Bachelor's degree from four-year university in construction management, engineering or related field, OR equivalent experience.
*
A minimum of 7-10 years running construction projects with contract values greater than $5 million, OR working as a Project Manager under a Senior Project Manager on $40-$50 million projects.
*
Experience in Multi-Family, Mixed Use, Senior Housing, or Affordable housing required.
*
Understand and foster a culture of safety.
*
Recognize and achieve high quality construction standards.
*
Significant computer experience with scheduling, spreadsheets, key boarding skills, cost control and project management software (Prolog, Microsoft Project, P6, and other construction technology a plus).
*
A solid understanding of value engineering, life cycle costing and project profit/cost processes.
*
Thorough experience with AIA contracts under the CM@R and Design-Build delivery methods.
