Project Manager Multi-Family/Student Housing


Gilbane Development Company is seeking an experienced Project Manager to manage development projects located throughout the United States as part of Gilbane’s expanding multi-family and student housing business. Candidate must have a keen understanding of multi-family commercial construction and be willing to travel to projects in different geographic regions. The ideal candidate will be able to manage the implementation of multiple development/construction projects concurrently including coordination of architects, engineers and general contractors to ensure all project cost, quality and schedule objectives are achieved.

Education/Experience Requirements

q Previous experience as engineer, owners rep, project superintendent, project manager

q Excellent verbal and written communication skills (previous work with architects, contractors, engineers, tenants and owners)

q Demonstrated project financial controls experience

q Demonstrated leadership, management and motivational skills

q Strong construction field experience related to schedule, QA/QC and FF&E (Furniture, Fixture and Equipment)

q Computer literate: program/project management software, cost and scheduling software, Excel and Word

q Knowledge of all building systems: structural, building enclosures, MEP systems, etc.

q Experience with multiple construction methodologies including wood construction, concrete and steel frame.

q Demonstrated experience with contract management issues including bidding, change orders, budgets and negotiating contract terms and conditions.

q Bachelor’s Degree in construction, structural design, engineering or related field preferred

Job Responsibilities

q Oversee development/construction of entire project: coordination of architect, engineers, design and construction team, subcontractors, brokers and tenants/purchasers.

q Identify, understand and oversee implementation of all client and tenant needs from groundbreaking to final tenant move-in.

q Coordinate and communicate scheduling

q Maintain control of all issues arising during all phases of project development

q Track and manage work in-process, leasing, change orders, permitting and final tenant move-in.

q Provide single point of customer contact

q Maintain a working knowledge of all services

q Maintain highest standards in client care

q Assist and drive development and implementation of processes necessary for successful customer delivery

q Multifamily and/or student housing development experience
