Student Apartment Community - Property Manager
Are you a detail oriented, strategic thinker that wants to utilize your previous property management experience? The professional we seek will utilize their exceptional communication skills to maintain the entire property in an attractive, comfortable condition by supervising the property and coordinating work to be completed with the maintenance supervisor. In conjunction with the Regional Supervisor, you and the property staff will attain occupancy goals and maintain the highest possible rental income and the lowest possible projected expenses. You will train, motivate, and assist in various office and leasing operations; and, hire and discipline on-site employees as requested. You will supervise and schedule completions for turnovers/make-readies in coordination with the maintenance supervisor.
In addition, you will maintain proper inventory levels and order supplies, with the regional supervisors approval. You will be on-call in accordance with scheduling to handle resident and property emergencies; you must carry a communication tool by which you will be contacted at home or elsewhere in order to respond in emergencies. You will meet the needs of residents and their lease agreements, prepare move-in paperwork and perform a move-in orientation with new residents. Also, you will assist with resident functions.
Schedule all work regarding leasing and office operations. Review all resident applications and approve applications as directed by Regional Supervisor. Oversee the implementation and follow-up of the service program. Manage the renewal program. Collect rent, post income in computer, and deposit all rental and miscellaneous income in the bank on a daily basis. Prepare all reporting information and submit these reports on a timely basis, as requested. Prepare and implement marketing plans. Perform employee reviews and follow-up, as directed by the Regional Supervisor. Help prepare necessary information and assist in any legal proceedings instated by management including evictions, etc. Walk vacant units and inspect make-readies. Determine which units need carpeting, mini blinds, linoleum, appliances, etc., and obtains approval from the Regional Supervisors. Prepare necessary information for property newsletters on a timely basis. Adhere to OSHA safety standards that are applicable for the safe performance of the job. Implement and oversee training program for the use of safety equipment and MSDS safety binder in conjunction with the Maintenance Supervisor. Supervise completion of all work orders within 24 hours, in conjunction with the Maintenance Supervisor. Observe condition of property in general and reports any unusual circumstances. Make regular inspections of the model, show units, grounds, and buildings, as directed. Participate in an on-going property improvement plan, marketing plan, and preventive maintenance program.
High School diploma or equivalent. 5+ years of on-site apartment management experience, previous experience operating student housing apartments. Valid drivers license along with reliable transportation. Ability to work evenings, overtime, holidays, and weekends, as needed. Exceptional verbal and written communication skills. Maintain professional appearance and possess excellent interpersonal skills. Ability to pass a background check and drug test. Ability to move 20-50 lbs. regularly.
