The objective of the R&D Building Manager is to manage the facility in a manner that enables productive research activity to occur by: Maximizing utilization of the building capacity Creating a positive working environment Assuring R&D services and reliable infrastructure support are provided Managing expense and capital monies Being flexible to business changePrimary Responsibilities: Space Planning & Management Tririga space management software Identify office and lab utilization Plan for changes in space utilization Generate management reportsLab & Office Move ProcessOversee Building Services Operations/Maintenance (Sterling Thompson) Building Services (CBRE) Lab Coats (UniFirst) Custodial Services (EMS)Project Oversight LEAN Projects Expense Tasks/Projects Assist with Small Capital Projects Financial Cost Center Budgeting and Management Assist with Capital PlanningManagement Diversity: Incumbent must have a working awareness and productive interactions with a number of related Facility functions and a multitude of diverse employees. Human Relations: Incumbent must be able to convey complex/technical information to clients in the development of projects and remodels.

Providing and obtaining information to clients requires good people skills, answers to client requests for evaluation of proposed projects and their impact to the site, and the ability to influence direction if necessary. Nature of Thinking: The thinking required is complex, requiring judgment to identify and analyze plans, designs, and engineering data of the project. Projects are normally accomplished through a repetitive problem solving process. However, some projects present unique challenges that require new designs or new approaches.

This requires the incumbent to provide new and innovative solutions to meet the challenges and demands of scope changes, schedule changes, and diversity of clients work is provided for. The culmination of problems for these tasks involves the selection of the appropriate course of action within the defined engineering procedures and guidelines. Impact: This job directly impacts overall business continuity through the cost effectiveness of presentation, design, and implementation of the Office and non laboratory projects. Impact of actions can heavily affect on-boarding on new employees and remodeling of existing space.

EH&S implementation is crucial to maintain safe operating conditions as well as adequate Behavioral Based Safety standards. Freedom to Act: Incumbent has the freedom to decide work priorities as long as they are consistent with overall direction of SO&P group. Assignments and instructions are normally received from the Facility Manager but job requests are also received directly from other campus personnel via maintenance work orders. The incumbent has the freedom to implement a project within the authorized scope, establish and control project schedules and project costs agreed to beforehand by the Facility Manager.

Incumbent has complete responsibility for maintaining daily safe work permits and other safety implementation of work crews. This position is located in Indianapolis, IN, USA.
