The trend-setting Related Management is proud to offer an exciting opportunity to an experienced and dedicated Regional Facilities Manager in Irvine, CA. The Facilities Manger supports District Managers, under the direction of the Senior Vice President, for the identification/troubleshooting, oversight of problems and upgrade/repair efforts within the region. The Facilities Manager utilizes their hands-on knowledge of project management and other technical areas to assist and or execute programs within the region. RESPONSIBILITIES: The Facilities Manager is responsible for:
•Managing capital project program over regional sites.
•Assess physical risks associated with equipment, roofs, leaks, envelopes, etc. to the properties.
•Resolves maintenance problems.
•Prepares capital recommendations for repairs/upgrades in conjunction with District and Regional Managers for sites.
•Assists District Managers in preparing specifications for service contracts and repairs.
•Works with District Manger to set up cost efficient Regional service contracts that leverage RMC’s siz.
•Assess training needs of site staff and identifies training needs. Works with vendors to provide training to RMC personnel.
•Facilitates RMC’s energy program at the site.
•Works with Related Development on the preplanning and design on new projects including presenting recommendations for new products and materials that we currently use on our existing properties.
•Identifies and builds relationships with contractors providing needed services for RMC, see that each is accredited by Compliance, and appropriately evaluated periodically.
•Work with the engineering department and other RMC staff to develop and maintain standard specifications for equipment (such as security cameras, access control, etc.).
•Assist regional staff in developing a 5 year capital expenditure plan taking into consideration the age of the property, REAC inspection dates, and tax credit eligibility for rehab projects. QUALIFICATIONS:
•Working knowledge of equipment, materials and supplies used in facility maintenance; working knowledge of equipment and supplies used to do repairs.
•Bachelor’s degree in a related field. Ability to read and interpret building plans. California General Contractor License and or professional designation is a plus.
•Knowledge in the proper and safety techniques of building maintenance; some knowledge of first aid and applicable safety precautions.
•Working knowledge of Microsoft Office.
•Ability to select and oversee the work of consultants and contractors for building repairs and renovations.
•Ability to organize, analyze, interpret and evaluate problems and provide practical, cost effective solutions.
•Excellent communication and interpersonal skills.
•Ability to plan, organize and monitor the work and activities of self and direct reports; ability to plan, organize and monitor activities according to priorities, established schedules and deadlines.
•Previous experience as a maintenance manager or project manager with a multifamily housing management company or developer is highly desirable. REQUIREMENTS:
•Frequent travel to sites.
•Must be willing to work various schedules.
