DESCRIPTION

Responsible for operation, replacement and repair maintenance of building related mechanical, electrical, control systems, plumbing, air handling units, pumps, heat exchangers, expansion joints, and other building mechanical systems. Work involves the lifting of heavy mechanical equipment and apparatus, and may be performed in areas of extreme heat or cold. Receives and responds to service calls, takes immediate action to resolve emergency situations or system breakdowns. Oversees assigned vendors, routine and preventative maintenance work.

DUTIES

Facilities:
  • Snow plowing.
  • Cleaning up rooms after events.
  • Clear drains off roof to prevent flooding.
  • Perform general maintenance and repairs to the building and HVAC equipment.
  • Unstop toilets.
  • Electrical repairs.
  • General repairs.
  • Clean up spills.
  • Help move things.
  • Touch up paint.
  • Hang approved pictures and marketing material on the walls.
  • Clean and/or replace floor carpet tiles as required.
  • Change water filters as required.
  • First response to emergencies.
  • Cube setup for new employees.
  • Furniture repairs/adjustments.
  • Change HVAC Filters at all locations.
  • Clean HVAC coils at all locations.
  • Perform PM's on HVAC equipment including exhaust fans at all locations.
  • Pick up/clean front and back entrances and general areas a minimum twice a day .
  • Roll out grill and connect gas each morning that weather permits.
  • Clean all entry ways of snow/ice if required.
  • Responsible for all functions of building maintenance, operation, and janitor functions.
  • Ensures work done adheres to zoning, hazardous waste, and traffic regulations.
  • Service, operate and maintain heating, cooling, and ventilation equipment. Formulates and arranges plans to update systems and reduce operating costs.
  • Assures security and fire alarm systems kept in good working order.
  • Must be the first responder to emergency calls; this position has "on-call" requirements.
  • Assures physical appearance of grounds and buildings are maintained.
  • Operation, replacement, repair and maintenance of all related mechanical, electrical, control systems, air handling units, pumps, motors, heat exchangers, and expansion joints.
  • Install electrical circuits.
  • Repair restroom fixtures, sweat, braze copper pipes, thread black pipe.
  • Replace, or repack valves.
  • Drain & "Safe off" system to facilitate repairs.
  • Perform minor carpentry tasks, replace ceiling tiles, repair or replace door hardware, locks, panic bars etc.
  • Perform minor electrical tasks to include bulb and ballast replacement.
  • Clean coils in air handling units and convectors to maintain optimum heat exchange.
  • Assemble, install, repair, and maintain chilled and hot water systems.
  • Routine operation and inspection of emergency generator and associated components.
  • Requisition necessary material to complete required repairs.
  • Routine and preventative maintenance duties including filter changes, lubrication, control and performance check. Replace bearings, motors and dampers.
  • Inspect mechanical, electrical systems, trace electrical circuits, operate switchgear, record inspections and write reports to supervisors.
  • Perform any additional duties on an as "required" basis where such duties are within the scope of contractual obligations.
  • Completes paperwork including timesheets, expense sheets, work orders, on-site documentation, commissioning documentation and all related material required for the job.
  • Meets with customers to review assignments, problems and recommendations
  • Communication with supervisors/management as to job progress and issues of assigned work.
  • Conducts self-study such as reading, research and assigned practice to improve abilities in company's products.
  • Adheres to company safety standards
  • Must have high regard to employee and subcontractor safety.
  • Maintain regular consistent and professional attendance, punctuality, personal appearance, and adherence to relevant health & safety procedures.
  • Adhere to health and safety policy, and other requirements relating to care of equipment.
  • Other responsibilities as required.
QUALIFICATIONS

Personality: Self-driven, results-oriented, with a positive outlook and a clear focus on high quality and business profit. Mature, credible and comfortable in dealing with clients and vendors. Well represented and businesslike. Able to get along with others and be a team player.

Education and/or Experience:
  • Mechanical trade or trade school training.
  • Required mechanical trades or trade school certification in applicable disciplines (i.e. HVAC, electrical, hydraulics, plumbing).
  • Minimum of four (4) years experience in the maintenance of building central plant equipment, HVAC, mechanical, pluming, electrical, and/or electrical systems.
  • Required license for equipment operation in a given municipality (Philadelphia Class "A", State of New Jersey Seal, etc.).
  • Familiarity with operation of building auxiliary systems (i.e. fire-life safety, stand-by emergency generators).
  • Ability to write, execute written and oral instructions and perform arithmetic calculations.
  • Valid driver's license as required to drive any vehicles which may be assigned along with driving skills with up to 1 -ton truck.
  • Strong knowledge of safe work practices and procedures typical for maintenance operations.

  • Ability to safely wear a respirator climbs ladders, enter confined spaces, lift heavy objects and perform other physically demanding tasks.
Supervisory Responsibilities: This position has no supervisory responsibilities.

Personal Situation: Able to commute reliably to office base. Able to work extended hours when required. Able to work on-call duties when required.
