Reports directly to VP, Corporate Lease Administration. This position is responsible for the planning, analysis and execution of audit programs which control and reduce corporate occupancy expense categories. The Senior Manager is responsible for designing an actionable plan that budgets resources effectively and allows for negotiated resolution while maintaining appropriate business relationships with corporate landlords. This position interacts with management from Lease Administration, Real Estate, Legal, Corporate Risk Management and Accounting/Finance in a cooperative partnership to ensure maximum occupancy cost recovery and landlord lease compliance.
- Plan, implement, administer and maintain existing occupancy audit programs addressing operational and financial concerns of the company including making recommendations to senior management on correcting both operational and financial control weaknesses including performing field level-audits (travel as required to identify cost savings and negotiate terms).
- Direct the collection/negotiation of Lease Audit Recoveries obtained by the internal Lease Administration group, as well as contingency audit firms retained to represent Ascena during landlord occupancy expense audits.
Direct the selection, contract negotiations, audit activity and collection procedures of the various contingency lease audit firms employed by Ascena.
- Assist VP, Corporate Lease Administration with the mediation of problems that directly relate to lease wording or the nature of the real estate deal.
Education: Bachelor's Degree or equivalent experience
Experience: 5-7 years in a comparable retail capacity
Knowledge: Strong knowledge of computer software packages, MS Office preferred, Financial Expertise and Analytical Ability
Skills: Excellent Organizational Skills, Excellent Communication and Interpersonal Skills, Knowledge of site selection/tenant needs and requirements, Excellent Negotiation Skills
