The responsibility of VyStar Title Agency is to issue title insurance for real estate transactions for members of VyStar Credit Union as well as non-members. The Agency is responsible for the efficient processing of title requests resulting in the completion of the closing transaction and the issuance of the final title insurance policy in accordance with the rules and regulations of the title insurance industry. Guidance and assistance is provided by the Title Insurance Underwriter and the President of VyStar Title Agency and the Title Agency Manager in technical areas in complying with applicable title insurance laws and regulations.
The primary function of the title examiner is to complete and prepare title searches, Ownership & Encumbrance Reports, Title Commitments and Policies. The examiner will also assist VyStar Title Agency closing staff in clearing complex title issues. The examiner will review title abstracts for accuracy, prepare commitments and policies and assist the agency manager in completing and issuing final title policies to lenders and clients.
ESSENTIAL JOB FUNCTIONS:
Receives the title search request from lenders and performs necessary research to verify and complete the title order request. Accurately examine assigned files, pursuant to company practices, polices and CLTA and underwriting procedures. Performs searches of county public records through the appropriate clerk’s office, verifies tax records and tax legal descriptions, checks parties’ names for liens, deaths or miscellaneous court proceedings to determine the effect on the chain of title and legal status of the title. Draws out the legal description to be insured and makes the determination of ownership, other interests and encumbrances of record. Plot easements and run out metes and bounds legal descriptions. Reviews restrictive covenants, royalty or mineral reservations and right of way ingress and egress and government regulations affecting the property. Analyzes data, records and researches the recorded documents affecting the property.
Prepares O&E reports and title commitments with title requirements and forwards to the lender or other appropriate party. Requires the ability to accurately and professionally communicate any title issues that may have been discovered during the title search.
Makes recommendations as needed to lender for additional title requirements to ensure clear marketable title. Assist the Title Agency Manager in review and preparation of final title policies with required endorsements to be forwarded to the insured. Lends assistance as needed to the Closing Assistant, Closers and Post Closer in resolving complex title issues.

The incumbent takes independent action in preparing O&E Reports and title commitments according to established policies and procedures and applies proper policy or procedure to meet title agency goals.
EFFECT OF ERROR
Errors could subject the title agency to litigation if in noncompliance with established title insurance laws and regulations. Errors could prevent VTA from delivering clear marketable title which could be costly to agency due to dollar amount of the mortgage loan and penalties that could be imposed for improper issuance of title. Absolute accuracy required in preparation of forms and documents.
The incumbent has limited contact with buyers and borrowers, sellers, real estate agents and employees of other businesses and financial institutions to determine accurate information to prepare and deliver O&E Reports, title commitments and policies.
PRESSURE OF WORK
The work assignments are consistently heavy and require attention to detail. Close concentration is required in completing proper documentation. It is also necessary when communicating to ensure complete and appropriate information has been obtained and verified prior to release of O&E Reports and title commitments.
There is consistent pressure from lenders for timely delivery of all requested title searches, O&E Reports, Title Commitments and Policies.

JOB QUALIFICATIONS – Experience and Education
The incumbent must have a minimum of three years experience in the title insurance industry. Thorough working knowledge of the products and services offered by VyStar Title Agency as well as the title insurance industry as a whole.
The minimum formal education required is a high school degree or its equivalent. College degree preferred. A Florida Title Agent License, CLS or CLC designation is preferred.
The successful candidate for this job must have excellent communication skills and should have the ability to perform multiple tasks accurately under intense time pressure to ensure smooth workflow and provide efficient service. Excellent organizational skills and the ability to meet deadlines is essential. Continuing education via local conferences and workshops is expected in as time and resources allow, for updates on federal regulations and title insurance requirements.
Proficiency in Microsoft office applications such as Word and Excel is required. Must be able to work independently on a very professional level. Must have a strong general understanding of mortgage banking, particularly process flows, documentation requirements, and title insurance requirements.
