Working at AFI has been wonderful. You don’t have higher management micro managing you. You are able to get your job done peacefully.They also offer great bonuses ever month and very good training and they don’t mind helping with anything needed.. This by far is the best company I have worked for in years I am so happy I work for AFI and my plan is to retire from here

Employment at AFI comes nearly contingent with evictions - regardless of circumstances and typically being looked down upon for offering assistance or help with filling out forms. The relationships between the property management company and the property owners is flawed in the terms that the property manager (only one on property) is not allowed to communciate issues with engaged owners and has to redirect all communication regardless of emergent status.

No life balance, spend more time trying to get move in numbers on leads that don’t qualify and then get penalized when these leads don’t qualify. - No time for sickness or if life emergencies happen. Compensation versus work is unbalanced - Upper management states they support their managers but the exact opposite happens. Communities managed tend to be low end and in dubious areas.

AFI does a great job of underpaying and overworking their employees. Everyone is replaceable, retention is foreign. On a few occasions in meetings I was a part of, several members of the executive team bragged about under paying their property managers. After training, expect to be paid under $40k before bonuses as a property manager, and with almost no benefits.AFI has a very high standard for operating their assets and expect a lot from their managers. They plan for turnover as managers are run ragged and are often burning themselves out to keep up with workloads which include a mandatory 6 day work week. They break promises made when relocating and reimbursing, so if you are looking to move for this company, take what they tell you with a grain of salt and expect them to not keep up their end of the bargain. Get everything in writing if you choose to work with them. They promised me relocation reimbursement and after I moved twice and incurred around $3,000 of total moving expenses, I was told I “didn’t qualify” for the reimbursement.In the home office, everyone has ridiculous, made up titles with no industry equivalent so they can justify underpaying more of their employees. They have no regional managers, but have people doing regional manager work for about 60% of industry standard salary.If you decide to take time off or go on vacation, rest assured you will be fully expected to drop what you are doing while on the beach with your family to attend meetings on your vacation. From the President of the company, you are expected to be available 100% of the time, even on vacation. Did you earn a some bonuses? Don’t expect to get half of them! They will nit pick the details and find reasons to not pay them out to you. They even changed perimeters of a bonus as it was being paid out to prevent a manager from getting his bonus one month.They not only screw over employees, they will ask you to lie about your time when reporting it so they can charge property owners on top of the 6% management fee so AFI doesn’t have pay for your time. Now that’s business ethics right there!If you have any Covid concerns, be aware that the CEO is a Covid denier. When one employee was at the hospital with Covid, on the same day he posted on social media that Covid was a hoax. Now that’s how to properly show your employees that you really care for them!In the end, the company worked me hard for less than what the industry standard pays, but I did learn a lot about how to efficiently run a property. If you like high anxiety low pay jobs, AFI is for you!

AFI is, quite easily, one of the best places to work. They provide adequate training during which you get the information you need to assess whether the position is right for you. From there, they send you to a property and give you all of the help you need to make sure you remain successful. In the time I’ve been with the company, not only have I been given the assistance I need or succeed, I’ve never once felt like my ideas were worth less than the ideas of people who’ve been with the business or in the industry infinitely more time than I. In fact, they’ve taken and implemented some of my ideas! Working for AFI has been the best choice of my career.
