Check voice mails & emails, return calls/emails to tenants/vendors depending on the urgency of the call. A/R calls early in the morning, get updates on rent payments not received, inform tenants of late fees. Approve invoices on AVID for next step to cut payment. Get scopes/proposals from vendors for commercial buildings. Create work orders for big jobs over $1500. Maintain approval from owners to proceed with work improvements/ T/I work. Update certificate of liability insurance make sure information has all the requirements comply with lease agreement for tenants. Contact agents to acquire revised certificates. Create move outs on a monthly basis. Light filing.
