Management expectations of a fee managed property after years of neglect and impossible time frames for success. Collections is an art form for which you must retrain your residents with empathy and facts. In other words you can't walk in the door and expect a property who has allowed it's residents to pay rent like it was a layaway for years and then expect to keep occupancy and get the rent in 30 days. Needless to say they no longer manage these properties because upper management failed. Regional Manager was a nightmare unsuited for the position.
