A brokerage that is what you make of it with a great culture.

Succeeding at New Western, like in all real estate firms, depend on how much effort you put into your work. They have excellent management and the whole team is very supportive of your goals. But you do have to put in the work to make the most of it, and since you are an independent contractor as a real estate agent you need to work really hard to succeed. Nothing is handed to you.

Wolf of Wall Street mentality

Once I left the final interview I received the offer on my way home. I was so excited I accepted... Not fully knowing what I was getting myself into. I finished up my Real Estate license and was set to start a few months later. The business model itself is a good idea- the only thing coming from a business education background is they're missing some fundamental factors. Client retention can be low so always looking for new investors- when a deal falls through as in we can't provide a title or other situations that may occur you don't receive the pay from it. The office holds a very Wolf of Wall Street style. While many drink beers throughout the day or encourage "liquid courage" on the phones. You are encouraged to be available 24/7. They said during the interview most agents make an average of 90k a year. The pay structure is a percentage of what the company makes off a deal. For example, we buy a house for 50k and sell it for 60k. Sales agents get 12% of the 10k = 1200 while Acquisitions get 20%- 2000. If an acquisition agent sells their own deal to one of their investors they get both halves being 32%. When thinking of how much volume you need to sell to make $60,000 that would be at least $500,000. It depends on which market you may work in can be achievable in others near impossible. When I asked about turnover they said it was very low. From when I interviewed to when I started the longest person in my position is 6 months. Most agents start by working another job and the turnover is due typically to those that can't make it by such as myself.

Old Shool Grindy Sales Environment

Expect to pound the phones on cold calls all day when you start. Old school sales environment. Big money to be made if you're good at it, literally none if you aren't. Very subject to market swings. Very fun work environment, but a bit cutthroat.

Do your homework and ask for documented income proof before signing on here. The reality is that you are not rewarded here for your efforts. They dangle the management carrot from day one and hope that keeps you around. Some practices are questionable to say the least. Management lacks the skills to build solid producing teams. Real estate is a tough gig right now but this isnt the way to go.

Great place to work

Work here if you're a hard worker and very competitive. YOu'll have to opportunity to make a TON of money in a short amount of time. Don't work here if you're easily discouraged, non confident, and anxious. You'll get ate alive. 90% of agent don't survive 6 months, but the ones who do, are the ones who'll go on and do great things.

Employees mean nothing to them

They give the impression that they’re super tight, there a team, once your a “warrior” you have a family behind you. In all actuality that is so fake! They will build you up, make you feel valued and throw you out! And won’t care how it affects you, (not expecting them to care about anyones convenience) they will totally put you in a hard situation with no explanation because it’s a “at will” state. I was told that the turn over rate is through the roof and I see why!

cut throat snake oil sales

Super high turnover rates, for every 2 people coming in, there are 2 people headed out. It's very clear management does not care about agents or customers.

Amazing Opportunity With Great Pay and Fast Growth

Accelerated advancement opportunity in an exciting field

New Western is the ultimate meritocracy, where favoritism is reserved only on the basis of the team member's character, performance, and willingness to grow. This is a stark difference from many companies where personal relationships and time in the position can be overemphasized. It should also be noted that entry-level positions with New Western compensate strictly based on production and have uncapped earnings potential, and the average real estate agent at New Western outperforms the industry average almost tenfold. All of these traits are indicative of an uncommon opportunity, and I consider myself very fortunate to have landed with this company.

Energetic culture, competitive environment and winning mindset

Perfect balance of structure and autonomy. I have learned more in my first two weeks than I did in the retail real estate world for 4+ years. Coming from a military background and prior real estate experience this was the perfect balance of drive, competition, accountability, autonomy, coaching and mentorship that you could ask for. There are multiple touch points from senior agents, mentors, and managers to ensure ones success. It is an intimate environment that promotes collaboration and learning too. Confidence, consistency, and persistency are hardest things to do, but the keys to success not only in this company, but in all aspects of life. No better place to make friends, growth and personal development in the investment world and cherry on top is making life changing money in the process.
