The Role

The Area Construction Manager manages the day-to-day activities for Construction Manager. Identifies and follows-up with Construction Managers to ensure errors are corrected and the construction of each home reaches the highest quality standards before the New Home Orientation. Responsibilities include:

Hours

*Unlock and lock up daily.

*Unlock the houses by 7AM and lockup no earlier than 4PM.

*Work late to meet scheduling milestones as needed.

*You will also have weekend on-call duty as needed.

Quality

*Assist Construction Managers in achieving a high level of quality for each home that is under construction at the PSI, PDI, QAI, and especially at the NHO stages (this includes identifying and following up with Construction Managers to ensure errors are corrected and construction of each home reaches the highest quality standards before the New Home Orientation);take time each day to walk homes and note construction errors and poor workmanship.

*A great Construction Manager takes pride in the small details of every home and coaches their team to make corrections.

*Manages PSI and PDI - walk each home noting items that need to be resolved by the Construction Managers before foundations are poured and drywall is hung in each home.

*Walk each home the day after QAI to note any items that do not reach the standard of quality that Hakes Brothers expects.

*Re-walk homes a day before NHO to verify that all items from the QAI and Manager walkthroughs are complete; if incomplete, notify the Construction Manager and work with them to get the home ready before the NHO.

*Responsible for Model Home maintenance; ensure Model Homes always appear in retail condition, (light bulbs, cleanliness and weeding of parking lots, air filters, flood lights, etc.).

Construction Deadlines and Goals

*Area Construction Managers pride themselves in planning, organizing, and directing Construction Managers to meet construction deadlines and goals; these goals and deadlines consist of reaching pertinent construction milestones (foundation pour, structural inspections passed, cabinet install, QAI OT, QAI with homeowner, QAI, manager delivery, NHO, and follow up throughout the construction process in a timely manner).

*Ensure homes are on track to finish on time.

*Update the status of each home on the Construction Tracker on a regular basis.

*Use information to determine if Construction Managers are on or behind schedule (if behind schedule, help them think out-of-the-box to hit construction deadlines and get back on track).

*Update foundation pour, structural passed, cabinet install and CO received dates on a daily basis.

*Update and receive PCO/PSI/PDI/PDO/QAI/Follow-up forms.

*Mentor Construction Managers to e-mail PCO, PDO, and Follow-up forms to each homeowner, Sales Associate, Manager, and Office Assistant.

*Document if Construction Managers passed QAI OT submitted by Customer Service Manager.

*Follow-up and document the date the Construction Managers complete QAI walkthrough with homeowners.

*Monitor Construction Managers to ensure QAI Checklist is turned in within 24 hours of QAI date.

*Mentor Construction Managers to e-mail and sign follow-up sheets upon completion.

*Ensure the Closing Tracker is updated on a regular basis with dates of completed SPEC NHOs.

*Follow up with Office Assistant to ensure an SO is created based on the SPEC NHO list created.

*Sign off on completed SPEC NHO SOs.

Monitor NHO, SPEC NHO, and 30-Day Inspections

*Prepare the delinquent SO follow-up report by Friday each week (include the status of each open SO and ETA for completion. It should be within 7 days).

Home Start / Plot Plan Approval

*Weekly review and release homes to Purchasing team.

*Monitor Construction Manager workloads and assign new homes that are ready to release to the Construction team.

*Thoroughly review and check plot plans and post tension to ensure correct plans are loaded for Construction.

Set Closing Schedule

*Work with the Office Coordinator and Construction Managers to schedule closings.

Customer Service

*You will be the first response when homeowners have concerns. Have empathy with the homeowners; show that you understand their position; however, at the same time, protect the company.

Builder of Choice

*Help Hakes Brothers become the Builder of Choice for our trade contractors.

*Teach Construction Managers to schedule trade contractors properly to avoid dry runs; be firm but fair; be consistent and reliable; instill discipline; give ample lead times; provide proper materials to execute the job; pay on time; be a good listener, and show respect.

*Conduct bi-weekly trade contractor meetings (help understand and resolve issues that trade contractors might have with the Construction staff).

*Responsible for Annual Contractor Award Ceremony and contractor barbecues.

Assist with Model Home Construction

*Assist with Model Home construction so models are built in a QUICK fashion.

*Responsible for Model Home maintenance; ensure Model Homes always appear in retail condition (light bulbs, cleanliness and weeding of parking lots, air filters, flood lights, etc.).

Jobsite Cleanliness

*Take responsibility for maintaining a clean worksite - remember that Cleanliness = Quality to buyers and trade contractors.

*Mentor Construction Managers in achieving clean jobsites (houses should be free of trash, streets free of dirt, the subdivision common areas clean and tidy, and the houses broom-swept at the end of each day).

Safety

*Train Construction Managers and subcontractors on safety-related topics.*Oversee regular inspections of construction sites.

*Remedy unsafe practices and processes at construction sites, including implementing penalty assessments against non-conforming subcontractors and superintendents.

*Record and investigate incidents to determine causes.

*Prepare reports of safety inspections and violations.

Stormwater Pollution Protection Plan (SWPPP)

*Assist Construction Managers and trade contractors to follow SWPPP requirements.

*Review SWPPP Logs weekly; mentor Superintendents to have logs updated on the Construction Tracker by Friday of each week.

Controlling and Reducing Construction Costs

*Proactively look for ways to help control and reduce construction costs.

*Coach and monitor Construction Managers to control materials delivered to jobsite to avoid materials from being stolen or damaged.

*Hold trade contractors accountable when sloppy work requires additional effort from other trade contractors.

*Do not pay trade contractors or suppliers until work is 100% completed and has been inspected.

*Negotiate fair prices for required work above and beyond the scope of work.

*Responsible for construction overhead budget per house at $500.

Supervisory Duties

*Assist in hiring and supervising Construction staff.

*Provide constructive and timely performance evaluations.

*Handle discipline and termination of employees in accordance with company protocol.

*Manage sick and vacation days; keep track and update time off requests in ADP; ensure appropriate coverage while employee is out to maintain quality, control, and speed of construction.

*Manage company relationships and cooperate with other departments, including Sales, Product Development, Land, Purchasing, Marketing and Accounting.

*Build and maintain great working relationships with key members of City and County staff.

*Mentor and encourage Construction Managers to do their best to learn how to solve problems with customers and trades.

*Establish processes and systems to help achieve and excel business goals and objectives.

Survey

*Score well on the Customer Satisfaction Survey - Outstanding Service and Attitude = Great Survey (as a Construction department, we have a goal to achieve greater than 94% on our Customer Satisfaction Survey scores).

Warranty

*Ensure that any warranty items left over from NHO or follow-up are complete in a timely manner.

Qualifications

  • Preferred: High school diploma or GED;
  • Required: At least two years' experience as Superintendent or similar role
  • Preferred: At least two years' relevant experience
  • Required: Must own or have access to vehicle for daily work
  • Required: Valid driver's license and auto liability insurance
