This is a hybrid position, but the employee must live with in 30 miles of one of our offices in Steamboat Springs, Vail, or Breckenridge, Colorado.

JOB SUMMARY:

Reporting to the Director of Business Development, the Business Development Specialist supports the DOBD with the company’s strategic inventory growth and retention plan. This role is expected to organize and manage company data, documents, and processes in the appropriate software and systems. They will maintain strong relationships with MM team members across all departments by leading the team through onboarding and owner change processes. The ideal candidate is seeking an opportunity to grow their career in the luxury vacation rental industry. They possess high aptitude with computer software (see below), data tracking, and reporting; they ideally have experience in the vacation rental industry, especially within MM’s markets.

Salary plus bonus and commissions-Full potential is estimated at $73,500-$79,500 a year!

DUTIES AND RESPONSIBILITIES:

· Coordinate new property onboarding, offboarding, and change of homeowner processes

- Draft, send, and organize BD documents, including rental and home care agreements, direct deposit, W9, and COI forms for all markets. Maintain organized prospect and homeowner documentation while upholding company security requirements

- Lead the team through owner transition processes and maintain up-to-date processes and communication templates

· Support the DOBD with data entry, lead management, KPI tracking, and reporting

- Support the DOBD with BD KPI and metric tracking, clean data, and implement processes to keep all information current and accurate

- Utilize the company’s CRM to manage lead tracking and nurturing

- Create and update necessary Business Development SOPs

· Manage STR Licenses and VR Permits for all markets

- Maintain a current understanding and documentation of local vacation rental legislation and permitting processes; assist local teams with navigating short-term rental licenses and permits

- Maintain accurate STR and VR tracking for each market and coordinate renewals

· Oversee the THIRDHOME program for the company

- Build homeowner participation by communicating the program, assisting them with signing up, and depositing weeks

- Maintain MM THIRDHOME key tracking

- Assist HR and MM employees with using their THIRDHOME benefits

· Support the DOBD with the execution and organization of the Business Development Strategic Plan

- Investigate prospective homes by completing a site visit and scoring the home based on MM Brand Standards

- Contribute to lead acquisition efforts, such as lead management, targeted acquisition research

- Seek opportunities to drive leads including developing and maintaining local relationships with key partners. Actively participate in local real estate affiliate memberships and leverage opportunities to build brand awareness and referrals from local realtors through attending events and consistent communications

- Collaborate with the Marketing team to produce and distribute meaningful marketing resources in support of the BD Strategic Plan

- Collaborate with the BD team to secure MM agreements of homes purchased via a company acquisition

- Coordinate annual and new homeowner gifts

· Other duties as necessary

DESIRED SKILLS AND EXPERIENCES:

· High level of proficiency with computer technology, including, but not limited to, Microsoft Office Suite especially Excel. Employee will be trained in the use of TRACK (PMS), KeyData Dashboard (reporting), and Salesforce (CRM).

· Able to develop and manage strong relationships through excellent interpersonal, verbal, and written communication skills.

· Self-starter, pro-active with a strong sense of need for achievement of goals and success

· Deadline-driven, detail-oriented, and able to work autonomously but also as a team player

· Strong analytical, numeric skills, and organizational skills

· Flexibility: Demonstrates a willingness to assist in any role within the organization in times of need.

· Adaptability: Must be enthusiastic about learning new technologies

· Attitude: Highly responsible, reliable, and collaborative.

· Willingness to travel to review new and existing inventory

· Must be able to work weekends and holidays as needed

EDUCATION AND EXPERIENCE:

· Bachelor's degree (BA) preferred, not required

· Able to prioritize own activities, work independently, and work across multiple projects in parallel

· Experience with vacation rental or property management industry experience a plus, but not required.

PHYSICAL DEMANDS AND WORK ENVIRONMENT:

· Prolonged periods of sitting at a desk and working on a computer

· Must be able to lift 15 pounds at times

· Must be able to access and navigate each department at the organization’s facilities

Job Type: Full-time

Pay: $64,000.00 - $65,000.00 per year
