As the Commercial Leasing & Tenant Management Specialist, you will oversee the leasing and management of commercial spaces, ensuring tenant satisfaction and maximizing property occupancy with the greater-good of the neighborhood portfolio. Your primary responsibility will be to attract and retain tenants, negotiate lease agreements and renewals, minimize vacancy, and manage day-to-day interactions with tenants to ensure a positive and profitable leasing experience.
Responsibilities:
· Implement effective leasing and recruitment strategies to attract and retain high-quality tenants for commercial properties.
· Conduct business plan/concept review and financial analysis of lease structure, economic viability of tenant operations.
· Canvas buildings throughout the Cincinnati market, with comfort in “knocking on doors” and making cold calls. Run on site-tours of spaces for lease with prospects and brokers. Contribute to the Development team’s overall growth and strategy.
· Build and maintain list of viable commercial tenants for districts in which Urban Sites is heavily invested that complements the existing commercial districts and fosters a positive customer experience.
· Build and maintain relationships with commercial stakeholders, business associations, and merchant groups in which Urban Sites has a significance presence.
· Assist with efforts to improve commercial areas, nodes, or districts that enhance the overall business, office, and customer experience including but not limited to attracting resources for streetscaping improvements, beautification efforts, participating in efforts to activate and increase foot traffic, and more.
· Tenant Relations: Act as the primary point of contact for tenants, addressing concerns, resolving issues, and maintaining positive relationships.
· Lease Negotiation: Negotiate lease terms, rental agreements, and renewals, considering market trends, property value, and company objectives, from initiation through space design and occupancy.
· Broker Management: Actively manage the brokers listing company spaces. Review marketing efforts, reporting, tours, appropriately communicate any issues to management, push for top performance and creative thinking by brokers.
· Property Management: Collaborate with property management teams including the Maintenance department to ensure that leased spaces meet tenant needs and maintain high standards of maintenance and functionality.
· Market Research: Stay abreast of market trends, competitor activities, and industry developments to adjust leasing strategies and rental rates accordingly.
· Documentation and Compliance: Prepare lease documents, ensure compliance with leasing guidelines, and manage commercial tenant databases and records.
· Financial Analysis and Reporting: Develop annual budget for commercial rental revenues, analyze and evaluate financial performance, including rent collection, accounts receivable, tenant revenue, and budget adherence, proposing strategies for optimization as well as report on property occupancy, lease status, etc.
Qualifications:
· Bachelor’s degree in Business Administration, Real Estate, or a related field, preferred.
- 2-5 years of experience with a proven understanding of commercial real estate, leasing, or property management.
- Excellent communication skills along with the ability to foster positive, solution-oriented customer relationships.
- Strong negotiation skills with the ability to close deals effectively.
- Understanding of real estate laws, leasing practices, and market dynamics.
- Proficiency in Microsoft Office Suite and willingness to master property management software (Appfolio)
Preferred Skills:
· Professional certifications in real estate, leasing, or property management.
- Prior commercial leasing experience.
- Self-motivated with a strong work ethic and the ability to work both independently and as part of a team.
Work Environment:
This role primarily operates in an office setting but will require frequent visits to properties and client meetings within the Cincinnati area. This is not a remote position.
Physical Demands:
· Moderate physical effort required to sit, stand, bend, lift, walk and climb stairs.
- Maximum unassisted lift is 25 lbs. with average lift less than 10 lbs.
- Ability to use a computer (keyboard + monitor) and ipad, communicate verbally, both in person and on the telephone, light travel from/to properties, attend meetings and interact with vendors as well as work indoor + outdoor during all seasons.
