JOB SUMMARY

Realty Resources Management has been providing professional real estate management services to a portfolio of affordable residential properties since 1976. Since then, we have grown to a portfolio of over 80 affordable housing projects, responsible for managing services in Maine, New Hampshire, Massachusetts, New York, and Vermont, totaling over 2,000 units.

We are looking for an individual that will work within our diverse portfolio in southern Maine - properties located in Old Orchard Beach, Kennebunk, Gray, and Portland, while also supporting staff on an as needed basis.

Maintenance Technicians require prior construction, carpentry, or maintenance experience. A Maintenance Technician works under general direction within a framework of established procedures, is expected to perform a wide variety of skilled and semiskilled building maintenance and repair work. Judgment and initiative are required in making decisions in accordance with established guides.

Custodian position consists of routine work to maintain the cleanliness of an assigned facility and grounds. An employee in this class, under the supervision of an administrator or manager, receives general direction and leadership from the Site and/or Regional Manager. This employee performs cleaning and maintenance functions. The primary responsibility of the Custodian involves the upkeep of the property in order to enhance and maintain its curb appeal. The Custodian will also assist the rest of the staff as directed, in their efforts to manage the property in an efficient manner. Work is evaluated through observation while work is in progress and by inspection of completed assignments. Judgment and initiative are required in making decisions in accordance with established guides.

ESSENTIAL FUNCTIONS.

  • Cleans buildings by sweeping, dusting, mopping, scrubbing, sealing, buffing, washing rooms, vacuuming, washing surfaces, etc.
  • Maintains grounds
  • Checks and replace lighting on a regular basis.
  • Maintains awareness of proper safety precautions at all times.
  • Walks the property on a frequent basis and removes litter, debris and pet droppings from the grounds
  • Performs “trash-out” duties on vacant units on a daily basis. Removes all abandoned furniture, trash, boxes. Transfers to dumpster or storage area, whichever is applicable.
  • Transfers trash and other items left outside of dumpster into dumpster. Pick-up and sweep area. Keep dumpster doors closed.
  • Cleans and rakes shrub areas.
  • Performs routine maintenance on property as requested by manager.
  • Assists with “make ready” duties when requested by the manager.
  • Assists in keeping grounds neat and free of litter. Mow, trim, rake, sweep and shovel as circumstances warrant.
  • Notify supervisor of any tenant related issues such as housekeeping, damages, etc.
  • Deliver notices to Residents
  • Provide accurate record keeping of work completed and all required reporting systems.
  • Respond to Supervisor directives in a timely fashion.
  • Must advise Supervisor of any potential security problems and/or incidents in a timely manner.
  • Maintain resident confidentiality.
  • Professional conduct and appearance at all times
  • Completes training programs as required by company, federal and state guidelines (ongoing).
  • Other duties as assigned.

Custodian QUALIFICATIONS

Education/Experience: Any combination of education and experience providing the required skill and knowledge for successful performance would be qualifying. A typical way to obtain the skill and knowledge would be sufficient formal or informal education to ensure the ability to read, write, and perform mathematical computations at a level required for successful job performance.

Knowledge: Working knowledge of cleaning materials and equipment;

Skill: Ability to communicate effectively in writing and orally; Ability to work outdoors under adverse weather conditions; Ability to operate cleaning and grass-cutting machines; Ability to stand for prolonged period of time; Ability to willingly attend and participate in training sessions; Ability to learn and practice acceptable cleaning methods; Ability to willingly acquire skills in the operation of cleaning and grass-cutting machines used in the assigned facility and to be a self-starter; Interact positively with administrators, co-workers, residents and community.

PHYSICAL REQUIREMENTS

  • Must be able to lift 50 lbs.
  • Must be able to bend, kneel, reach, squat, and climb
  • Must be able to work from ladders

Job Type: Full-time

Pay: $17.00 - $18.00 per hour
