ROLE
The Director of Asset Management oversees the organization’s real estate portfolio. This role develops and implements asset management strategies to maximize returns, minimize risks, and ensure efficient asset utilization. Through leveraging data-driven insights and fostering collaboration, the Director drives sustainable asset performance and supports the organization’s long-term success and profitability.
KEY RESPONSIBILITIES
Property Inspections and Quality Control
- Conduct and/or manage regular site inspections and oversee physical quality control of existing properties.
- Conduct and/or manage the Community Readiness inspection after the Certificate of Occupancy is issued for new communities. This includes operational readiness, 100% completion of all FFE (Furniture, Fixtures, and Equipment), staffing review, and all aspects of readiness upon opening for the best in resident experience. This may also include feedback on design and functionality from residents and staff.
- Participate in Post Occupancy Evaluations of newly opened communities.
- Prepare and distribute Community Readiness Reports and Property Inspection Reports and manage all outstanding tasks through completion.
Monitoring and Compliance
- Monitor and review the activities of management firms, legal agreements, lender requirements, insurance policies, and property tax appeal opportunities to enhance property value and ensure compliance.
Reporting and Documentation
- Prepare and review incident, repair/replacement reports, and capital improvement recommendations.
- Distribute financial and quarterly community reports to management and investors.
Budgeting and Planning
- Coordinate budget planning processes, including reviewing proposed budgets, capital projects and forecasting distributions or potential capital injections.
- Assist in the development and implementation of business plans and revenue maximization strategies.
Performance Evaluation
- Evaluate performance by reviewing budget-to-actual analyses, leases, occupancy, revenue, expenses, capital expenditures, and market comparisons.
Development and Implementation
- Work collaboratively to create and refine reporting procedures, databases, and other informational systems for data collection, project tracking, communication enhancement, and stakeholder distribution.
Analytical Support and Due Diligence
- Provide analytical support for market research, property operating statements, cash flow modeling, property valuation, and investment memo preparation.
- Participate in due diligence for development, acquisitions, dispositions, and recapitalizations.
External Representation
- Represent the company in conversations with architects, engineers, lenders, brokers, property managers, JV partners, investors, and community stakeholders, prioritizing O’Reilly Development interests.
All other responsibilities as needed.
ACADEMIC REQUIREMENTS AND QUALIFICATIONS
- Bachelor’s degree in business, management, finance, accounting, or real estate.
- Six years of progressive experience in a similar role.
- Proven skills in asset management, planning, and analyses of complex legal, financial, and regulatory information.
- Excellent financial modeling and strong proficiency in Excel, Word, and PowerPoint.
- Experience in two or more asset types preferred (e.g., multifamily, senior housing, self-storage).
- Ability to travel as needed; non-business hour commitment is required.

WORK ENVIRONMENT
The Director of Asset Management primarily works out of our office in Springfield, Missouri, but will regularly visit sites and travel as needed. Flexibility to adapt to different environments and schedules is essential to meeting project deadlines. This position reports to and interfaces with partner-level roles.
