We work directly for HOA boards, delivering creative repair-design solutions, managing complex reconstruction projects, and providing forensic investigation services across California.

Our team of architects, engineers, and construction professionals maintains an over 80% customer retention rate — built on trust, transparency, and execution. We are recognized industry-wide for our innovative post-litigation repair design and our ability to mobilize large-scale reconstruction projects at the highest quality and performance standards.

CM2 is rebuilding its market presence in Southern California and we are looking for a driven, relationship-focused business development professional to own the territory and become the face of CM2 in the SoCal HOA market.

The Role

The Business Development Manager — Southern California is responsible for building and maintaining relationships with property managers, HOA boards, and attorneys, generating qualified RFP opportunities, and owning the full pursuit process from first contact through project award.

This is a process-ownership role. You do not build the estimates or run the projects — but you own everything in between. You are the person who ensures CM2 is in front of the right people, at the right time, with the right message. You coordinate site walks, track proposal deliverables, attend board meetings, host client lunches, and follow up on every pursuit until the project is awarded.

If there is a project out there and CM2 is not in the conversation, that is a failure of this role.

What You'll Do

Own the Full Pursuit Process — RFP to Award

Stay fully engaged from the moment an opportunity surfaces through project award — no hand-offs, no gaps

Coordinate and personally attend site walks with the estimating team

Track every proposal deliverable to deadline — ensure submissions are complete, accurate, and CM2-quality

Review proposals before they go to the client — you are the quality gate

Present to HOA boards — lead the conversation, not just attend

Follow up on every submitted proposal within 48 hours

Ensure smooth handoff to production after project award — stay in touch through mobilization

What Success Looks Like

PMs and boards in SoCal know your name and call you first when a project surfaces

Every active pursuit has your fingerprints on it — site walk coordinated, proposal tracked, follow-up completed

Qualified RFPs flowing per month from relationships you built

Zero pursuits where the client had to ask 'who's handling this?'

Zero proposals submitted that you haven't reviewed

Zero site walks missed on deals you are leading

Zero board meetings attended without preparation

Leadership has complete visibility into SoCal without having to ask

You don't need to be managed — you manage yourself and deliver results

Who You Are

You are self-directed, relationship-driven, and relentless about follow-through. You don't wait to be told what to do — you see the opportunity and you act. You understand that in the HOA world, deals are won on trust, presence, and influence — not just technical merit. You are comfortable walking a job site in the morning, hosting a PM lunch at noon, attending a board meeting at night, and doing it all again tomorrow.

Requirements

3+ years of business development or sales experience in construction, reconstruction, architectural services, or related trades

Direct experience working with HOA boards and/or property managers

Self-directed — operates with limited to no oversight and delivers consistent results

Stays fully engaged throughout the entire pursuit process — does not hand off and disappear

Relentless follow-through on every proposal, every lead, every commitment — nothing falls through the cracks

Comfortable presenting to HOA boards and leading client conversations with confidence

Willing to coordinate and personally attend site walks

Excellent communication skills — written and verbal

Based in Southern California with ability to cover the full SoCal territory

Strong cultural fit — respects others, acts in the best interest of the company

High internal drive to succeed — settles for nothing less than winning

Preferred Qualifications

HOA reconstruction, architectural repair, or community association project experience

Existing relationships with SoCal property managers, boards, or attorneys

Knowledge of SB800 / construction defect litigation process

Experience with Salesforce CRM

Industry certifications (CAI, RRP, OSHA)

Social media content creation ability — LinkedIn, Instagram

Bilingual English/Spanish a plus

Event planning and execution experience
