DEPARTMENT: EXECUTIVE/PROPERTY MANAGEMENT
JOB TITLE: Director of Property Management
JOB LOCATION: EYDE DEVELOPMENT MAIN OFFICE
JOB SUMMARY/MISSION: The Director of Property Management is a key individual within Eyde Development’s company structure. The company’s portfolio holds commercial and residential properties as well as vacant land. With assets located in Michigan, Minnesota and Ohio, out of state and residential assets are managed by a third party and the DPM acts as an asset manager in managing these relations. The DPM is responsible for the management of these property divisions as well as the teams that oversee the day-to-day operations. He/she must have strong experience with lease negotiations and tenant relations and possess leadership skills enabling effective team management.
REPORTS TO: OWNER MEMBERS
DIRECT REPORTS: COMMERCIAL BUILDING MAINTENANCE SUPERVISORS, CONSTRUCTION BUILD-OUT SUPERINTENDENT, COMMERCIAL GROUNDS SUPERVISOR, PROPERTY MANAGER AND PROPERTY MANAGEMENT SUPERVISOR
ESSENTIAL RESPONSIBILITIES/DUTIES
TEAM MANAGEMENT
-Recruit, hire, train and directly manage direct reports.
*Meet regularly with supervisors on day-to-day business and big picture company objectives.
*Review staffing structure and needs so that the PM department is equipped to appropriately support the company.
FINANCIAL REPORTING
-Oversee preparation of annual budgets by property and for total division.
*Supervise planning of Capex projects.
*Assist the CFO in financial reporting as necessary.
PROPERTY/CONSTRUCTION MANAGEMENT
-Oversee day-to-day management of commercial and residential divisions.
*Ensure that internal policies and procedures are strictly followed.
*Monitor receivables and guide staff through the litigation process as necessary.
*Work with teams to ensure that tenants are in compliance with lease conditions.
-Visit properties regularly to ensure that tenants are satisfied and properties are maintained.
*Coordinate competitive bids and secure contracts from vendors and service providers expediently to keep properties in excellent condition.
*Assist in negotiating/budgeting for tenant improvements.
-Direct various teams towards the goal of maximum occupancy via new leases or lease renewals.
*Ensure all lease renewal opportunities and potential vacancies are communicated to teams in advance.
*Assist in lease negotiation and help strategize based on our lease structure to optimize value.
*Assist in client meetings to answer questions and resolve issues.
*Direct and assist as needed with the due diligence process including involvement in the management related section of the underwriting process.
*Stay in tune with current market trends to provide rental rate recommendations to owners and final pricing to teams.
*In conjunction with the General Counsel and Real Estate Attorney, ensure that all leasing and closing documents are prepared accurately and timely.
-Assist as needed in coordinating marketing and advertising programs for all properties.
-Provide updates/reports to owners as requested.
QUALIFICATIONS AND COMPETENCIES
-Business degree and/or degree in construction management.
-7 years’ experience in the areas of supervision, administration and property management.
-Excellent communication and problem-solving skills with the ability to connect verbally and/or in writing with diverse public.
-Excellent computer skills especially in excel and word.
-While working with many fixed variables, flexibility in order to work within the family business environment.
-Ability to multi-task and prioritize.
WORKING CONDITIONS
-This position is located within the Eyde Company offices. There is frequent travel by car to properties and occasional travel to properties out of state.
Job Type: Full-time
Pay: $110,000.00 - $140,000.00 per year
