Overview
Feldman Ruel Property Management is looking for a Director of Property Management who will play a key leadership role, overseeing the performance and operations of our entire property management portfolio. The Director will manage a team of property managers, set departmental goals, and ensure efficient day-to-day operations across all properties. The ideal candidate will have extensive experience in property management, a strong track record of leadership, financial acumen, and a focus on delivering outstanding service to tenants and clients alike. This is a senior-level position requiring both strategic thinking and hands-on management to ensure that the properties under our care maintain the highest level of operational efficiency and profitability.
Key Responsibilities:
· Set performance objectives and key performance indicators (KPIs) to ensure the team meets both company and property-specific goals.
· Develop and implement strategies to maximize property performance, occupancy rates, and revenue growth
· Work closely with senior leadership to drive property value enhancement initiatives, budget management, and capital improvement planning.
· Review and approve property budgets, capital expenditures, and rent collections. Ensure that properties operate within budget and identify opportunities for cost savings and revenue growth.
· Lead efforts to maintain strong relationships with tenants, ensuring high retention rates and positive communication
· Oversee the management of property maintenance, repairs, and capital projects, ensuring minimal downtime and optimal functionality of building systems
· Regularly review and improve standard operating procedures for efficiency.
Qualifications:
· Bachelor’s degree in Real Estate, Business, or a related field (preferred).
· 7+ years of experience in commercial property management, with at least 3 years in a leadership role
· Proven track record in managing a diverse portfolio of commercial properties (multi-family, office, retail, industrial).
· In-depth knowledge of property operations, lease administration, financial management, and building systems.
· Strong leadership, team-building, and mentoring skills.
· Strong negotiation and communication skills, with the ability to manage complex tenant and vendor relationships.
· Proficiency in Yardi (preferred)
· Knowledge of local, state, and federal property management laws and regulations

· Salary Range: $130,000 - $150,000/year
