ESTIMATOR/PRECONSTRUCTION

Primary responsibilities include but may not be limited to:

  • Assist/report to Senior Estimator/Pre-Construction Manager
  • Assist in developing the department strategy, vision and business planning
  • Establish and maintain relationships with existing and new clients
  • Assist in preparation of proposals for new projects and presentations to clients
  • Attend and participate in business meetings, industry events and conferences to promote DS Constructors in the markets we serve
  • Develop and maintain leads, review lead sources, participate and help guide in the identification of new opportunities
  • Prepare and analyze cost models during the Design Development and/or bidding period
  • Coordinate and assure that a preliminary construction schedule has been developed for each estimate
  • Produce progress estimates at design milestones, evaluate material and system costs, review document progress and coordination, build and maintain subcontractor and vendor relationships
  • Assure that the estimates, including general conditions, are accurate, complete, and reflect the actual requirements of the project
  • Participate and assist with the preconstruction strategy meeting on the approach to the project or estimate
  • Assure that potential risk factors have been evaluated and reviewed with upper management
  • Create realistic and detailed schedules for all design, approval, estimating and purchasing activities
  • Provide clear scopes of work to all bidders and pre-qualify bidders
  • Create bid invitations, develop subcontractor lists, post bid documents, addenda, and reminders
  • Call/Follow up as needed to ensure proper subcontractor participation up to and on bid day
  • Complete detailed and accurate plan takeoffs for a variety of scopes
  • Prepare bid tabulation sheets and input data to qualify incoming bids
  • Act as a document reviewer and adviser for constructability and value analysis
  • Participate in the transition meeting between the project operations team and the pre-construction team and follow-up meetings

Position requirements include:

  • Engineering, Construction Management or Architectural degree, or equivalent experience
  • Field construction experience (5-8 years, including supervisory skills) –not required but preferred
  • Minimum 5 years' Commercial GC estimating experience and worked on both Public (govt.) and Private projects

· Excellent communication skills over the phone in order to communicate quickly and efficiently with clients and subcontractors

  • Strong sense of urgency
  • Computer literacy, experience adaptable to various databases. Knowledge of Excel, Word, Outlook, Blue Beam and On Screen Take Off.
  • Plan mark-ups, comments, and takeoffs in Bluebeam Revu and On Screen Take Off
  • Fundamental knowledge of contract law and project accounting
  • Strong technical and interpersonal communication skills
  • Proficiency in executing the entire pricing process, from inception/request for proposal to project award
  • Experience with estimating construction projects, quantitative take offs, bid processes assembling scope of work, and subcontractor scope review.
  • Literate in construction document and drawings, with knowledge of all phases of construction
  • Experience and proficient in all divisions of work, methods, materials, scheduling and cost control
  • Skills to analyze, plan, prepare, develop, document and finalize all facets included with pricing efforts. (An understanding of local cost markets is required)
  • Strong contract negotiation skills and general knowledge of all construction scopes
  • Strong verbal and written communication skills at all levels

Pay: $80,000.00 - $110,000.00 per year
