Job Summary
We are seeking a highly skilled and experienced Turnover-Based Maintenance Technician to join our property management team. The ideal candidate will play a crucial role in preparing units for new tenants by performing a wide range of maintenance tasks during the turnover process. This role requires strong technical skills, attention to detail, and a commitment to maintaining high-quality standards in rental properties.

Key Responsibilities:

  • Unit Turnover Preparation: Perform comprehensive inspections and repairs on vacant units to ensure they meet property standards before new tenants move in.
  • Maintenance and Repairs: Conduct routine and preventative maintenance, including plumbing, electrical, HVAC, carpentry, and appliance repairs.
  • Painting and Drywall: Patch, repair, and paint interior walls and ceilings as needed.
  • Flooring: Install, repair, or replace flooring, including carpet, tile, and vinyl, as necessary during turnovers.
  • Appliance Installation/Repair: Install and repair common household appliances such as dishwashers, refrigerators, stoves, and washers/dryers.
  • Fixture Replacements: Replace or repair fixtures, including light bulbs, faucets, toilets, door hardware, and window treatments.
  • Compliance: Ensure that all work complies with building codes, safety standards, and company policies.
  • Work Order Management: Track and manage turnover work orders to ensure timely completion of tasks.
  • Communication: Collaborate with property management and leasing teams to report on unit readiness and any challenges that may impact the turnover schedule.
  • Inventory Management: Monitor and maintain an inventory of maintenance supplies and tools to ensure availability during turnover periods.
  • On-Call Support: Participate in the on-call rotation to address urgent maintenance needs after hours.

Qualifications:

  • Experience: Minimum of 3 years of hands-on maintenance experience in a turnover-based role within residential property management.
  • Technical Skills: Strong working knowledge of plumbing, electrical, HVAC, carpentry, painting, and general repair work.
  • Certifications: HVAC certification or other relevant certifications are a plus.
  • Attention to Detail: Ability to deliver high-quality results within tight deadlines.
  • Problem-Solving: Capable of diagnosing and troubleshooting maintenance issues effectively.
  • Physical Requirements: Must be able to lift heavy objects (up to 50 lbs), climb ladders, and perform physically demanding tasks.
  • Driver’s License: Valid driver's license and reliable transportation required.

Work Environment: This role requires working both indoors and outdoors in various weather conditions. The position may involve interaction with tenants, vendors, and team members, ensuring that all turnover-related maintenance tasks are completed efficiently and effectively.
