Job Description

About Key Peninsula Civic Center

The Key Peninsula Civic Center (KPCC) is at the heart of the Key Peninsula community. Many local organizations call this facility home either as full-time tenants or for meetings, events, and fundraisers. Individuals and families also find the Civic Center a convenient and affordable option for weddings, memorials, skate parties, and more.

The Key Peninsula Civic Center Association (KPCCA) is a 501(c)(3) nonprofit organization dedicated to promoting the welfare of the Key Peninsula community and citizens, and to encouraging civic consciousness through active participation in constructive projects that improve our community.

As a volunteer-led organization, we have limited staff positions, so staff are an extra important part of our success in the community. Our team forms a tight-knit, collaborative group of professionals who are passionate about ensuring that the Center delivers on its mission statement for our community and its citizens.

The Role

The Caretaker is the “face” of the Civic Center, one of two people most guests encounter when interacting with us, so a friendly, calm demeanor and the ability to build strong relationships in the community are essential. This person is responsible for the overall appearance, cleanliness, and operations of our historic building and grounds, as well as the safety and security of the building, grounds, and all those who use them. The work is highly self-directed and autonomous in nature.

This is an hourly position, 30-40 hours per week depending on the season, spread over five days (negotiable to accommodate our Maintenance Technician's coverage).

Key Responsibilities

The responsibilities of the Caretaker include, but are not limited to, the following, and are executed in cooperation and collaboration with our Maintenance Technician, who works 20 hours per week:

  • Customer-facing
  • “Meet and greet” facility renters in a positive, professional, friendly manner. Provide them with information about their rental (lights, skate room, sound booth, kitchen use, etc.) and outline our expectations (be out by a specific time, clean up after themselves, etc.).
  • After each rental, check that expectations were met; if not, document discrepancies with the Operations Manager (this impacts the renter’s deposit return)
  • Maintain professional working relationships with staff and volunteers, including Board and committee member volunteers
  • Be available in person and by phone to answer questions from and support community members, renters, staff, and volunteers in their use of the facility
  • Act as on-site point of contact for contractors, facility vendors, and deliveries
  • Maintenance and facilities
  • Maintain the cleanliness of the facility with full daily cleanings and spot-checks between events, including mopping/vacuuming floors (including wooden gym floor), dusting, cleaning bathrooms, and sanitizing the commercial kitchen
  • Maintain all facility equipment, including generator, boiler, fire systems, kitchen appliances, HVAC system, and all other vital systems, as well as vacuum cleaners, sinks, faucets, drains, lawn tools, office equipment, and HVAC filters
  • Conduct necessary repairs to the facility, including furniture, flooring, roofs, gutters, walls, shelves, ceiling, duct work, painting, and other structural repairs as needed
  • Perform general repairs/maintenance such as replacing light bulbs, fluorescent tubes, breakers, ballasts, light fixtures, electrical outlets, switches, as needed
  • Maintain sufficient inventory of all facility-related items such as cleaning, bathroom, and kitchen supplies, maintenance tools and supplies, etc.
  • Grounds
  • Ensure the grounds are clean and tidy, regularly edge and mow the lawn, thatch when needed, trim shrubs, etc.
  • Maintain the cleanliness and conduct necessary repairs to the picnic shelter, playground equipment, parking areas, and tennis courts
  • Security
  • Lock and unlock gates and doors daily to assure KPCC is open to the public 8 am-9 pm
  • Conduct regular security sweeps throughout the day to ensure tenants, staff, renters, and volunteers are able to utilize the facility safely
  • If on-site, act as the overnight point of contact for security incidents
  • Other
  • Prepare Grounds & Maintenance report for monthly Board meetings in collaboration with supervisor
  • Collaborate with supervisor to maintain a pipeline of projects, including capital projects, and to prioritize these within the scope of all other duties
  • Provide necessary reporting on Grounds & Maintenance for grant applications, private, and company sponsorships

The Executive Committee is made up of the President, Past President, 1st and 2nd Vice Presidents, Treasurer, Secretary, and two members at large. The Board consists of the Executive Committee and up to 30 additional members, all volunteers who live or work on the Key Peninsula.
